In the days immediately following New York City's mayoral primary, some predicted that Zohran Mamdani's victory would have some luxury buyers feeling jittery. Between proposed policies like a tax on New Yorkers earning over $1 million, a pledged rent freeze on rent-stabilized apartments, and tougher landlord oversight, some luxury brokers told CNN that their clients were reconsidering multimillion dollar purchases or planning to leave the city.
However, it must be noted that the mayoral election is still three and a half months away and that if Mamdani wins, there is no guarantee that every one of his proposals will be enacted into law.
Moreover, as the Fourth of July holiday fell the week after the mayoral primary, slow contract activity might have been likely regardless of the winner. But when New York City returned to a full business week on July 7-13, 2025, the number of contracts signed seems to have bounced back to more typical levels. Indeed, Olshan Realty notes that slightly more luxury contracts ($4 million and up) were signed in Manhattan week-over-week, and CityRealty data shows that both the number of contracts signed and the aggregate dollar amount are up from the post-Fourth week in July 2024.

On the first full week of July 2025, four Upper East Side listings ranked among the top ten contracts of the week. These included Residence #15 at 825 Fifth Avenue, which led the week's contracts by a comfortable margin with an asking price of $34,750,000. The fifteenth floor of the J.E.R. Carpenter-designed building was originally four units, but the unidentified seller bought them all for a total of $15,675,000 and embarked on a "triple-mint, down to the studs renovation."

The unidentified buyer will only be the second owner; public records show that the seller bought it from the sponsor for $7,076,837 in December 2011.

Two Brooklyn townhouses ranked among New York City's ten highest-priced contracts of the week. Chief among them was 192 Warren Street, which was asking $8,750,000 in the week's sixth-highest contract overall. Located in the heart of the Cobble Hill Historic District, the Italianate-style house looks much as it did when it was built in 1899 on the outside. However, it has been renovated with such features as high-end kitchen appliances, a primary suite with poured concrete shower and free-standing soaking tub, and a media room with radiant heated floors.
192 Warren Street is currently configured as an owner's triplex and garden studio, but may be converted to a single-family mansion. Public records show that the seller paid $3,900,000 for it in February 2014.

In the Greenpoint Historic District, the wood frame house at 111 Noble Street dates back to 1855, but underwent Landmarks Preservation Commission-approved alterations and extensions in preparation for a condo conversion. Two individual condo units - one with a private backyard, another with a private roof terrace - were listed earlier this year, but an individual buyer entered contract to buy the multi-family building for $7,200,000, the week's second-highest townhouse contract and ninth-highest ask overall. Neither the buyer nor their plans for the building have been identified.
