As June 2025 gave way to July, the Manhattan residential market experienced the slowest week of the year to date. Both the number of contracts signed and aggregate dollar volume plunged week-over-week. The past week was an abbreviated business one due to the Fourth of July on Friday, but CityRealty data shows that last week's figures were noticeably lower than the same holiday week in 2024.

During this time, four listings on the Upper East Side ranked among the ten highest-priced contracts of the week. Early last week, Penthouse #16 at 109 East 79th Street entered contract with an asking price of $34,900,000. At the time, it was predicted that the five-bedroom penthouse with two private terraces would have the highest-priced contract from June 30 - July 6, 2025, and it indeed held the top spot by a $16,000,000 margin. The unidentified seller bought it from the sponsor for $28,125,413 in September 2022.
Meanwhile, the historic buildings lining Fifth Avenue have not been forgotten. At the J.E.R. Carpenter-designed 1030 Fifth Avenue, Residence #8W entered contract with a $17,000,000 ask, the week's top co-op contract and third-highest overall. If the southwest corner three-bedroom with Central Park views goes for this price, the unidentified seller will make a profit, having bought it for $13,500,000 in April 2003. Available apartments are few and far between in this building, and this apartment was on the market for fewer than two months.
Down the street at condo conversion 988 Fifth Avenue, another Carpenter design, Residence #12 was not far behind with an asking price of $16,725,000. The high-floor home overlooking Central Park was initially built for Sylvia Green Wilks, philanthropist and daughter of Hetty Green, the Gilded Age financier known as "the Witch of Wall Street." The most recent owner is listed as an LLC in public records, which indicate that they bought it for $14,625,000 in April 2022.

June 2025 was a busy month for townhouse deals, but only two ranked among the top ten contracts of the past week. The top townhouse contract of the week was also the highest-priced Brooklyn contract. 276 Berry Street, a new construction townhouse in Williamsburg, entered contract with a $10,000,000 ask, the week's sixth-highest overall.
Architect Crosby Studios and the developer of sold-out Greenpoint boutique condominium 112 India Street reunited for this project, which 6sqft describes as "Miami meets Brooklyn." The pale stone house boasts triple exposures, a three-car garage, a living area with soaring ceilings and patio access, an open kitchen with waterfall island, a primary suite with private terrace, a planted roof terrace, and an elevator to connect all levels along with the staircase.

Another perk of 276 Berry Street is its address on a prominent Williamsburg corner near Bedford Avenue retail and Domino Park. This in turn puts it in close proximity to One Domino Square, the two-towered, Selldorf Architects-designed development where a penthouse broke local records earlier this summer. With an asking price of $7,450,000 ($3,046 per square foot), Penthouse #1A is now the most expensive sponsor sale in Williamsburg and Greenpoint history and breaks Williamsburg's price per square foot record by 12%.
The duplex penthouse with wraparound terrace entered contract at a time when One Domino Square's rental tower is fully leased. The condo component is now nearly halfway sold since launching sales in spring 2024. Moreover, One Domino Square has surpassed $200 million in sales, and had the most contracts in Brooklyn signed in June 2025.
Remaining public availabilities range from a one-bedroom for $1,850,000 to a three-bedroom penthouse with wraparound roof terrace for $7,000,000. The development is open for immediate occupancy, which is good news for buyers eager to make the most of the outdoor pool deck with views of the Williamsburg Bridge and the Manhattan skyline.

Also of note, Townhouse #1 at Flatiron House entered contract with an asking price of $6,750,000. The duplex unit features a full-floor primary suite on a separate level, a private terrace accessible from the Great Room and open kitchen, and access to amenities like a fitness center, a lounge, and a planted garden. Not only was this contract good enough for the tenth-highest of the week, but it also sells out Flatiron House. The one other sponsor unit is being rented out for $36,000/month.
Also of note, the past week was also a good one for new development condos in the Financial District. A total of $15,000,000 across eight contracts was signed at The Greenwich by Rafael Vinoly, a building that has previously kept its contract information close to the chest. The contracts were signed around the same time the sales team announced that closings had begun, and some contracts indeed closed quickly; however, sales in the building have not yet been recorded by the NYC Department of Finance.
The Greenwich by Rafael Vinoly makes a bold statement in the new Downtown skyline, but historic buildings have not been forgotten. Two contracts were signed at One Wall Street, the Irving Trust Company headquarters turned full-service luxury condominium. Not only are the unidentified buyers set to enjoy an extensive residential amenity package, but they will also have Whole Foods, Life Time Fitness, and Parisian department store Printemps an elevator ride away.
