As March 2026 gave way to April, the number of Manhattan residential apartment sales recorded on the week ending April 4, 2026 decreased slightly week over week, and only two sales came in over $10 million during this time. Nevertheless, while several weeks of data remain to be recorded for Q1 2026, it could potentially exceed Q1 2025.

Four of the five highest-priced sales of the week took place in Downtown neighborhoods, with Residence #7A at 100 Barrow Street leading at $14.5 million. The 3,813-square-foot duplex is surrounded by a 2,518-square-foot wraparound terrace on the main entertaining level; three of the four bedrooms, including a primary suite with dual walk-in closets, are located on a separate level for privacy. Zeve Salman of Compass represented the seller, whom public records note paid about $10.52 million for it in December 2017.
100 Barrow Street is somewhat recent construction, having been completed in 2017, but two of the week's top five sales were located in converted industrial buildings. These included 45 Warren Street, a limestone building dating back to 1854. The Tribeca South Historic District Extension designation report notes that over the years, it was occupied by several dry goods, hardware, and imported china firms, as well as a publishing house and an electronics store. Today it is home to some of the most expensive real estate in New York City; the penthouse closed for $10.995 million in the second-highest sale of the week.

The penthouse's high ceilings, oversized windows, and massive skylights are likely holdovers from the building's industrial past, but it has been updated with smart home technology, a top-of-the-line kitchen, a primary suite with steam shower, separate soaking tub, and radiant heated floors, and a cantilevered staircase to connect all levels, including the private roof terrace. Stephen Ferrera of Compass represented the seller, whom public records list as an LLC and note that they made a 74% profit on the penthouse, the fourth-largest of the week.

With limited availability in desirable Downtown neighborhoods, buyers are understandably eager to buy in new construction when it becomes available. Five sales were recorded at La Maison Collette in Greenwich Village, the largest number at any new development in Manhattan last week. Multiple sales were also logged at One Hundred Barclay Tribeca and The Florian in Gramercy.

The top sale located outside of a Downtown neighborhood was recorded at 50 West 66th Street. Residence #8C closed for around $9.37 million, slightly over ask, in the week's top sponsor sale and fourth-highest overall. The sale of the four-bedroom, four and a half-bath unit brings the building to over 80% sold.
The sale at 50 West 66th Street was recorded at a time when work is underway on the redevelopment of the former ABC campus nearby. The buildings previously on the site housed broadcast studios for World News Tonight, The View, the morning show now known as Live with Kelly and Mark, and various ESPN programs. However, the shows have relocated to Disney's new campus in Hudson Square and the buildings have been demolished.

In their place, a new residential project by Extell, 50 West 66th Street's developer, will rise. Permits were filed for a 25-story, 58-unit tower at 37 West 66th Street in January 2026, around the same time Landmarks approved the demolition of the office building at 30 West 67th Street so that a new nine-story, 91-unit building designed by Robert A.M. Stern Architects and containing an affordable housing component can replace it. Extell is also planning the residential conversion of an office building at 7 West 66th Street and a 90-story tower at 77 West 66th Street that will outstrip 50 West 66th Street as the Upper West Side's tallest building.

In the meantime, Residence #8C was one of only three uptown listings in the top ten contracts of the week, all of which took place on the Upper West Side. They were rounded out by apartments at The Henry and Residences at the Mandarin Oriental. Also of note, multiple closings were recorded at 155W68 and Claremont Hall.

Last week, 69% of Manhattan resale apartments sold at a profit. As with the highest-priced closings of the week, listings in Downtown neighborhoods like Greenwich Village, the West Village, and Tribeca accounted for some of the largest profits of the week.
The top gainers included Residence #74 at 45 East 9th Street, which closed for $4.2 million in what appears to have been an off-market sale. Public records list the sellers as Academy Award-winning screenwriter Steven Zaillian, who won Best Original Screenplay for Schindler's List, and his wife Elizabeth; records also note that they bought the two-bedroom unit for $2.175 million in December 2010. The sale was recorded shortly after actress/singer Maya Hawke netted a small profit on her own apartment in the building; other notable past residents have included former Barneys creative director Simon Doonan, interior designer Jonathan Adler, and Vogue editor-at-large Hamish Bowles. The one public availability in the building is Residence #45, a colorful two-bedroom listed by Mish Fine Jewelry founder Mish Tworkowski.
