Last week, about 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions.
A reduction of note took place at 45 East 9th Street, a distinguished Greenwich Village cooperative that has been home to such stylish past residents as writer/former Barneys creative director Simon Doonan, interior designer Jonathan Adler, Vogue editor-at-large Hamish Bowles, and, in the case of Residence 45, Mish Fine Jewelry founder Mish Tworkowski. His jewelry designs "combine classic shapes and materials, but in modern, unexpected ways," and the same can be said of his two-bedroom duplex following a renovation by interior designer Katie Ridder. It brought colorful accents and updated appliances and infrastructure to the apartment, though not at the expense of prewar details like a double-height coffered ceiling and an original fireplace mantel, and was featured in Elle Decor and other shelter magazines.

Mr. Tworkowski bought the apartment in 2004, saying, "It was love at first sight." However, in December 2021, he closed his Noho boutique and relocated to Palm Beach with his life and business partner, Joseph Singer. They put the New York apartment on the market for $4.85 million in November 2024, and the latest price cut brings it down to $4.2 million.

Another notable price cut took place at 248 West 71st Street, a Renaissance Revival-style townhouse that looks much as it did when it was built in 1892; however, as the result of a seven-year renovation, it has been updated to Passive House standards with an ultra-efficient, triple-pane curtain wall and triple-pane windows. Other bells and whistles include a sunken lounge with gas fireplace, not one but two chef's kitchens with dedicated dining space, six bedrooms with en suite baths, and a Guggenheim-inspired staircase and private elevator to connect all levels.
Public records show that the sellers bought it for $7.075 million in November 2016, presumably embarking on the renovation from there. They listed it for $26 million in 2023, and the latest price reduction brings it down to $17.8 million.
