From March 17-23, 2026, about 250 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. These were heavily concentrated on the lower end of the market on units priced between $500K and $1.5 million, where the bulk of buyer activity tends to take place and where competition is fiercest. As such, sellers seem to be adjusting quickly to meet expectations.

At the uber-luxury end of the market, two listings at Billionaires' Row supertall 432 Park Avenue experienced price reductions, including the full-floor Residence #69. Public records show that the seller bought two half-floor units for a total of $62.4 million in 2016, combined them, and listed the newly created for $55 million in October 2025; it has gradually come down in price since then.

A lack of direct comps might have made it difficult for the seller to know how to price it. High monthly fees ($41,054 in total, with $15,804/month in taxes) cannot have helped it move, either; though listings like this drive home how dependent New York City is on high earners and the luxury residential market.

Multiple price cuts took place at new development buildings 75 Wall Street in the Financial District, The Solaire in Battery Park City, and Two Sixteen in South Slope-Greenwood Heights. Last week's price reductions also included the final sponsor unit at Flatiron House, a new development condominium located up the street from Madison Square Park and Eataly. Penthouse #20 is a full-floor unit with direct elevator entry, a corner living room, a corner eat-in kitchen with state-of-the-art appliances, a corner primary suite with windowed dressing room and five-fixture bath, and planted and irrigated Juliet balconies spanning the entire eastern facade. The penthouse also comes with the option to buy the last automated parking space available in the building. It was listed for $10.995 million in September 2025, and a price reduction brings it down to $9.95 million.

Also of note, a Turtle Bay townhouse owned by Academy Award-winning actress Katharine Hepburn experienced a price reduction. Ms. Hepburn reportedly lived at 244 East 49th Street, a 19-foot-wide townhouse on Turtle Bay Gardens, from 1931 until her death in 2003. The current seller bought it from her estate for $3.9 million in 2004 and listed it for $7.2 million in May 2024. Most recently, Mansion Global announced that it has been reduced to $6.195 million.
