On the fourth full week of March 2026, both the number of Manhattan residential apartment sales recorded and aggregate dollar amount ticked up slightly week-over-week, led by eight sales that closed for over $10 million. The majority of sales activity took place at a low for Manhattan price range ($800K to $1.5 million), but uber-luxury deals like the week's top sales are skewing sales figures and driving up average prices. The highest-priced deals and largest profits took place in highly livable neighborhoods like the Upper East Side, Central Park West, and Tribeca.

Six of the week's ten highest-priced closings took place on Billionaires' Row, and two of these took place at Central Park Tower, the tallest residential building in the world. Residence #82E closed for over $23.99 million, more than $2.7 million below ask, but still high enough for the most expensive sale of the week. Several stories down, Residence #48B closed for roughly $11.95 million. The sale was recorded shortly after the $13.5 million contract was reported, and ultimately came to the week's fifth-highest recorded sale.
The two highest-priced Downtown sales of the week took place in Tribeca. Residence #3ABC at River Lofts, a development comprising a converted warehouse and a newly constructed tower, closed for $15.25 million in the week's third-highest sale overall. Leonard Steinberg of Compass represented the buyer of the four-bedroom apartment with direct Hudson River views, who made the purchase with an LLC. Past River Lofts residents have included Academy Award-winning actress Meryl Street and former couple Chris Martin and Gwyneth Paltrow.
Elsewhere in Tribeca, Residence #1 at 16 Jay Street closed for $6.64 million in the week's second-highest Downtown sale and fourteenth-highest overall. Bahar Tavakolian of Compass represented the seller, who conducted the transaction through an LLC and bought the apartment from artist Gianluca Berardi for $6 million in December 2016.

The highest-priced co-op sale of the week took place at The Carlyle, where Penthouse #3407 closed for $11 million in the eighth-highest sale overall. The penthouse is also known as the "New York White House," as President John F. Kennedy lived there with his family before his inauguration in 1961; he and Jacqueline Kennedy installed an oriel window to create a breakfast nook overlooking Central Park, and this remains in place amidst an impeccable renovation. The Wall Street Journal identified the buyer as IAC chairman Barry Diller and notes that he does not have far to move, having been a resident of The Carlyle for 30 years. (This also would have speeded up the co-op board approval process.) The seller, film producer/Hyatt heiress Karen Pritzker, takes a loss on the penthouse, having bought it for $12.5 million in 2007.
Penthouse B at 1289 Lexington Avenue, a new development condominium on the northeast corner of East 86th Street, closed for $11.25 million. While this was good enough for the seventh-highest sale of the week, it represents a 38% reduction from the $18.25 million the sponsor initially sought when marketing the building pre-pandemic. The transaction appears to have taken place in an off-market deal, and the buyer used a trust to purchase the five-bedroom, five and a half-bath penthouse with 4,698 interior square feet and 2,493 square feet of private outdoor space. The building is nearly 90% sold.

Also last week, two sales were recorded at The Harper nearby, bringing the building to 90% sold. But as these buildings near sellout, a new development located between the two is preparing for a sales launch. 171 East 86th Street, a 17-story, 24-unit luxury condominium on the former site of Papaya King, has nearly topped out construction.
