The week of October 26 - November 1, 2026 included early voting, not to mention Halloween, the New York City Marathon, and the return to Daylight Saving Time taking place on Saturday and Sunday alone. Nevertheless, 232 residential contracts were signed in Manhattan during this time, showing a small week over week uptick in both the number of contracts signed and the aggregate dollar amount.
October 2026 ultimately ended with 922 residential apartment and townhouse contracts signed in Manhattan. This is a small year-over-year decrease, but rose 62 percent month-over-month to become the second-strongest October in five years. Several luxury contracts priced over $10 million in the last days of the month helped put it over the edge.

Tribeca penthouses lead NYC contracts
Two Tribeca penthouses accounted for the two highest-priced sales of the week. Chief among them was Penthouse #1 at 111 Murray Street, which was asking $33.95 million and represented the last sponsor availability in the striking glass addition to the Lower Manhattan skyline. CEO World identified the buyer as Fashion Nova founder and chief executive Richard Saghian, and notes that he also owns homes in Beverly Hills (near Fashion Nova's headquarters) and Miami Beach. It also notes that he ultimately bought the full-floor five-bedroom home with two private terraces for $31 million, but this sale has not yet been recorded by the city.
It was trailed by the penthouse at The Hastings Building, which was asking $18.5 million, or nearly half the ask of the 111 Murray Street penthouse up the street, in the week's second-highest contract. This triplex penthouse boasts direct elevator access, smart home infrastructure, a 36' rock climbing wall, a kitchen with living green wall, and over 3,100 square feet of private outdoor space comprising three private terraces and a private roof deck with an outdoor kitchen and a design for an infinity pool.
The contracts were signed at a time when Tribeca condos are averaging $2,066 per square foot and when availability is at a premium. The neighborhood's few new developments expected to come to market in the near future are boutique-scale buildings with the largest containing 72 units, and CityRealty listings show 144 public availabilities in Tribeca. Notable listings include a maisonette with a preserved mural by artist Keith Haring and a penthouse with private roof deck listed by oil heiress Roxane West, both asking $25 million.
Townhouse deals include Charlie Parker Residence in the East Village and Passive House Brooklyn mansion
The highest-priced contract signed in Brooklyn was for 37 Sidney Place, a Greek Revival house asking $17 million in the week's top townhouse deal and third-highest overall. The red brick townhouse in the Brooklyn Heights Historic District was completed in 1846, but a Landmarks-approved renovation included bringing it up to Passive House standards with triple-pane windows, an airtight building envelope, and an ERV air filtration system.
Further enhancements included an elevator to connect all floors, a state-of-the-art chef's kitchen with access to a landscaped garden, a full-floor primary suite with spa-caliber five-fixture bath, a full laundry room, and a fully finished basement with climate-controlled wine room, a home gym designed by the Tracy Anderson Method Studio, a full bath with cold water bucket shower, and a separate room equipped for sauna installation. Public records show that the LLC-listed seller paid $15.1 million for it in June 2022, shortly after the Passive House renovation was complete.
Another notable townhouse contract was for 151 Avenue B, which is also known as The Charlie Parker Residence in honor of its most famous resident. Jazz saxophonist Charlie "Bird" Parker and his family lived in a ground-floor apartment with his family at the height of his career in the early 1950s. Its seller, former jazz booker Judy Rhodes, bought the house for $90K in 1979, kept its configuration as five full-floor apartments, and allowed clients like pianist Cecil Taylor, saxophonist Dewey Redman, and trumpeter Bill Dixon to rehearse in her parlor. Most recently, the four-unit townhouse was listed for $7.85 million in September 2025 and entered contract with a $6.2 million ask after a series of price reductions.
The buyer has not been identified, nor have their plans for the house. It was marketed as an investment opportunity with the chance to combine the Garden and Parlor floor apartments into an owner's duplex. However, owing to its status as a New York City landmark, any exterior changes must be approved by the Landmarks Preservation Commission. Ms. Rhodes worked tirelessly to establish the house as an individual landmark, as well as to establish Avenue B between East 7th and 10th Streets as Charlie Parker Place.
I.M. Pei-designed penthouse enters contract 51% below initial ask; LeRoy Neiman's studio spread at Hotel des Artistes finds a buyer
Several homes linked to public figures entered contract last week, including the penthouse at 30 Beekman Place for $4.15 million, or over 51 percent below the initial ask of $8.5 million in April 2024. It was initially designed by Pritzker Prize laureate I.M. Pei for William Zeckendorf, the powerful developer (and grandfather to Zeckendorf Development founders William and Arthur Zeckendorf) who recruited Mr. Pei for his firm's in-house design team. Decades later, an earlier listing for the two-bedroom penthouse with direct elevator access and a wraparound terrace notes that it has only had four owners over the years. The seller is not known, nor is it clear how much they paid for it or when they bought it.
Another penthouse contract at a deeply reduced price was signed at 1 East End Avenue. The listing for Penthouse C notes that it has served as the home of Ireland's Ambassador to the United Nations since 1957, and the 14-room triplex features six bedrooms, four and a half baths, a formal dining room, and two landscaped terraces. It was initially listed for about $7.5 million in May 2024 and entered contract with an ask of nearly $4.5 million. The contract was signed about two years after Fergal Mythen, an architect of the Good Friday agreement and Ireland's current ambassador to the United Nations, bought a penthouse at One United Nations Park, a state-of-the-art new construction condominium a stone's throw from the United Nations Headquarters.
Also of note, three units at Hotel des Artistes comprising former resident LeRoy Neiman's studio and office space (several floors below his former duplex residence in the building) entered contract last week. During his lifetime, Mr. Neiman was well known for his "Man at His Leisure" series in Playboy, his pre-fight sketches of Muhammed Ali and Joe Frazier, and brightly colored sketches of events like the 1972 Olympics, New York Jets games, the 1968 Democratic National Convention, and the 1972 World Chess Championship that Bobby Fischer won for the United States. The buyers have not been identified, nor can it be confirmed whether these are three separate buyers or an individual looking to combine the three units, priced from $1.1 million to $1.75 million, into one massive apartment with ceilings over 18 feet high, oversized windows, and generous storage space.
In any event, the contracts were signed shortly after restaurateur AirMax Hospitality announced its plans to reopen the legendary Cafe des Artistes in the base of the building. The restaurant initially opened as a dining hall for residents of the building, and featured murals by resident Howard Chandler Christy, but gained popularity among New York City's upper crust, partially for its proximity to Lincoln Center and Central Park, for years before closing in 2009. AirMax executive Ariel Arce celebrated her high school graduation at Cafe des Artistes, and former diners, staff, and neighbors are invited to share their memories here.
