$34M Tribeca condo leads Manhattan's contract rebound; Oscar winner's Central Park West classic nine finds a buyer

From September 29 - October 4, 2026, 187 residential contracts were signed in Manhattan, showing a 45 percent week over week rebound, and only down 11 percent from the same week in 2025. These included 32 Manhattan apartments and townhouses priced $3.9 million and up, not to mention four asking over $10 million, which couldn't help but drive up the aggregate dollar amount up by 73 percent during this time.

Hudson River waterfront condos lead NYC's top deals

Last week, New York City's top three apartment contracts were for homes on or near the Hudson River waterfront. Chief among them was Residence #9S at 70 Vestry Street, which was asking an even $34 million. This will be the first resale for the four-bedroom, 4.5-bath condo with two private terraces; public records show that the seller bought it from the sponsor for $21.4 million in December 2018. They used an LLC for the transaction in the Robert A.M. Stern Architects (RAMSA)-designed building, where a penthouse formerly owned by business executive Silvio Scaglia and fashion executive/My Unorthodox Life star Julia Haart broke a Tribeca sales record not once but twice. Other notable residents of the building include former celebrity couple Tom Brady and Gisele Bundchen.
It was trailed by Residence #20AB at The Cortland, another RAMSA design located near Hudson River Park in West Chelsea, which was asking nearly $20 million. By virtue of its high floor and corner exposure, the unidentified buyer will enjoy unobstructed views of the Hudson River from the living/dining room and primary suite. The four-bedroom, three-story Townhouse E at 601 Washington Street, one of only ten units in the waterfront West Village building, was not far behind with a $19.95 million ask.

The deals were signed at a time of change for the Tribeca waterfront. Decades after the old Pier 26 was demolished and ecology center The River Project moved to Pier 40, a new, ecologically themed Pier 26 opened to the public in 2020 with five native ecological zones, a boat deck, a dog park, a science-themed playground, and sports courts. More recently, the Hudson River Park Trust announced plans for a new 8,000-square-foot river study center to be designed in collaboration with Sage & Coombe and EHDD, and to feature indoor classroom space, an entryway that doubles as a covered outdoor classroom, a micro lab for monitoring the river, and an exhibit space with aquatic tanks and touch tanks. At a meeting with Community Board 1's Waterfront, Parks, and Cultural Committee in July 2026, Hudson River Park Trust announced that it had about $31 million of the approximately $45 million needed for the project, but might be able to start before all the money is in hand.

Additionally, while availabilities are few and far between at 70 Vestry Street, review is underway for 976 new housing units at Tribeca rental complex Independence Plaza, to be developed by Vornado Realty Trust and Stellar Management. They are to be spread between a 1,090-foot-tall, 72-story tower and three significantly smaller buildings. Under the city's Universal Affordability Program, which allows a height increase in exchange for affordable housing, 251 planned units will be affordable. Plans were filed with the Department of City Planning in May 2026, and a community meeting took place in June. If everything goes according to plan, construction could begin in early 2028 with completion estimated for 2032.

The week's top co-op contract took place at 101 Central Park West, a prewar cooperative designed by Schwartz & Gross and spanning an entire city block on a desirable stretch between West 70th and 71st Streets. Residence #8B, a classic nine with three well-proportioned bedrooms, two and a half baths, a formal dining room, a den/library, and a full laundry room off the eat-in kitchen, entered contract with an asking price of $7.25 million, tying with a recently constructed Williamsburg townhouse (further details below) for the week's tenth-highest contract overall.

The listing notes that Residence #8B is being "offered for the first time in generations," and public records list the former owners as Walter Scheuer, an investor/philanthropist/film producer who won a Best Documentary Academy Award for From Mao to Mozart: Isaac Stern in China, and his wife, philanthropist Marjorie "Marge" Scheuer. The apartment was listed in mid-September 2026, about six months after Mrs. Scheuer's death (Mr. Scheuer predeceased her in 2004), and entered contract two and a half weeks later. The buyer has not been identified.
Other notable past and present residents of 101 Central Park West include actors Harrison Ford and Rick Moranis, journalist Peter Jennings, equestrian/philanthropist Georgina Bloomberg, and Emmy Award-winning producer Martin Starger. The most recent contract was signed a few months after Mr. Starger's former apartment, which he used as a pied-a-terre, sold for $8.65 million in June 2026. As of early October 2026, there is only one availability in the building: a penthouse asking $25.95 million, which the listing notes is on the market for the first time in over 45 years.

Two of the week's ten highest-priced contracts were for sponsor condos. Residence #20AB at The Cortland had the week's top sponsor deal and second-highest overall with an asking price just shy of $20 million. Residence #717 at The Belnord was asking $12.7 million in the second-highest sponsor deal and fourth-highest overall.
For the second week in a row, NoMad condo conversion 95 Madison was the week's top performing new development by number of contracts signed with four deals in the building. Multiple contracts were also signed at 77 Greenwich in the Financial District, The Strathmore on the Upper East Side, One Domino Square in Williamsburg, 194 Bainbridge Street in Bedford-Stuyvesant (now open for immediate occupancy), Radiant in Long Island City, and The Austin in Forest Hills. Also of note, the final availability at Greenwich Village boutique condominium 181 MacDougal Street entered contract nearly two years after sales launched.

Last week, two contracts were signed for apartments at Waldorf Astoria Residences New York. Both one-bedrooms boast iconic New York City views, interiors by Jean-Louis Deniot, dedicated "concierge closets" for discreet deliveries, and the option to buy fully furnished with pieces from B&B Italia. In addition to over 50,000 square feet of exclusive residential amenities, the unidentified buyers will have access to the Waldorf Astoria hotel's amenities, services, and restaurants.

Both contracts were signed shortly after the NYC Department of Transportation (DOT) released the final design concept by Starr Whitehouse Landscape Architects and Planners that aims to "put the park back in Park Avenue," and allow pedestrians to stroll down a "green carpet" down the center of Park Avenue. Located above the Grand Central Terminal shed, which itself is undergoing a renovation, the design expands Park Avenue's medians, adds greenery and seating, and includes new crosswalks between the medians. It also removes one lane of car traffic in each direction and converts a southbound travel lane to a two-way protected bike lane along the median.
A redesign of Park Avenue has been in the works on and off since a 2018 design competition, but DOT issued a request for proposals in August 2024 and announced Starr Whitehouse as the winner in June 2025. The final design concept as released after gathering feedback from the public this spring. Completion is estimated to take five years.

The week's top Brooklyn contract was for 172 North 6th Street, a townhouse that was asking $7.25 million, tying with a classic nine co-op at 101 Central Park West for the week's tenth-highest contract overall. Built in 2025 on a 20-foot-deep lot, the house features four bedrooms, three full baths, two half baths, a south-facing kitchen with professional-grade appliances, a private garden, a green roof, and a curvilinear staircase to connect all four levels.
While certain Brooklyn neighborhoods have historically been home to enough residential townhouses to earn them the sobriquet "brownstone Brooklyn" in the present day, Williamsburg started as an industrial enclave. But as the neighborhood grows in popularity, modern townhouses are taking shape alongside new construction condos. Recently listed cases in point include 266 Berry Street, a seven-story townhouse with three en suite bedrooms that include a full-floor primary suite, a home sauna, and a roof terrace with motorized pergola and outdoor kitchen and shower asking $15 million; as well as 343 Berry Street, constructed as a two-family compound and asking $5.35 million.
