Overview of 194 Bainbridge Street

A five-story condominium development has been approved by the Landmarks Preservation Commission (LPC) for a long-neglected corner site at 340–344 Malcolm X Boulevard and 188 Bainbridge Street in Bedford-Stuyvesant. Designed by Alexander Zhitnik of ZArchitecture, the project replaces a vacant church building and empty lot, once home to an 18th-century Dutch farmhouse. While the development will modernize the site, its location in a historic district has meant extra scrutiny of its design.

Initial proposals faced pushback from LPC and community members, including the Bainbridge Street Homeowners and Tenants Block Association, who felt the design lacked cohesion with the historic streetscape. Critics argued it looked more suited to a commercial strip like Fulton Street than a landmarked district. In response, the design team revised the plans to better reflect the area’s architectural character.

Changes include deepening the brick color, adding contrasting cream trim, enlarging storefront windows, recessing the top-floor windows, and softening façade materials to create more texture and nuance. Although commissioners agreed the updates improved the building’s contextuality, they expressed lingering concerns over material colors and interactions between brick, stucco, and metal elements.

Ultimately, the LPC approved the design on the condition that the team continue refining color and material choices in coordination with staff. The project is being developed by Tower Real Estate Investments, which acquired the site from King Emmanuel Missionary Baptist Church for $5.45 million. This development joins several other recent projects by the same developer and architect in Brooklyn.
