Price Cuts: I.M. Pei-designed penthouse for William Zeckendorf gets 20% haircut; Woolworth Mansion slashed by $9M

Pritzker Prize laureate I.M. Pei’s New York portfolio includes the Kips Bay Towers complex, the Silver Towers housing complex at New York University, and the masterfully renovated Sutton Place townhouse where he and his wife Eileen lived for 45 years. One lesser-known work is a Beekman Place penthouse he designed for William Zeckendorf, the developer who recruited Mr. Pei to head his firm’s in-house design team. The design makes the most of the incredible light and views of the East River, and its clear separation of entertaining and sleeping areas has only been further appreciated in recent years.
Mr. Zeckendorf's firm, Webb & Knapp, developed a sizable chunk of the New York City landscape. It put together the site for what is now the United Nations headquarters, and his holdings included the Chrysler Building, the Greybar Building, and the St. Regis Hotel. In his 1976 obituary, The New York Times observed, "The company traded in major hotels and office buildings with the ease of a housewife buying a loaf of bread."

William Zeckendorf Jr., Mr. Zeckendorf's son, joined his father's company before striking out on his own. His portfolio included projects like Zeckendorf Towers in Union Square, One Worldwide Plaza in Midtown, and The Columbia on the Upper West Side, all of which were instrumental in transforming their neighborhoods.

The next generation, William and Arthur Zeckendorf, started their own development firm, one that has been the force behind a new class of uber-luxury condominiums all over New York. These include 15 Central Park West, 50 United Nations Plaza (located across the street from their grandfather's former holdings), 520 Park Avenue, and the forthcoming 80 Clarkson Street.

The listing for the penthouse notes that it has had four owners since Mr. Pei designed it. Its most recent owner put it on the market for $8.5 million in April 2024, and the penthouse has gone down in price and changed brokerages since then. Its most recent price reduction brings it down to $5,600,000.
The penthouse was among approximately 250 condos, co-ops, condops, and townhouses that experienced price reductions from March 11-17, 2025.
