Price Cuts: NoMad “Mansion” with 50' outdoor pool drops $1M + Discounted homes with picture-perfect NYC views for World Photography Day

The 74 (Douglas Elliman) The 74 (Douglas Elliman)
From August 11-17, 2026, fewer than 150 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This is a small week-over-week drop in the number of price adjustments, and comes during a slow summer selling season when CityRealty listings show only fewer than 6,400 publicly listed units for sale.

NoMad "Mansion" with 50-foot pool and 3,283-SF wraparound terrace reduced

172 Madison Avenue 172 Madison Avenue (CityRealty)
A notable reduction from the past week took place at NoMad condominium 172 Madison Avenue. The full-floor, four-bedroom Mansion measures 2,958 interior square feet and is surrounded by a 3,283-square-foot private terrace with a 50' private pool overlooking city views. Additional features include direct elevator entry, 15' ceilings in the living room, and generous closet space.

When 172 Madison Avenue was under construction, 6sqft noted that the pool was one-third the size of an Olympic pool. Public records show that the seller purchased the Mansion for over $9.6 million in March 2021, and the listing notes that they embarked on a gut renovation where "every system, surface, and material is brand new." They listed it for nearly $14 million in November 2025, and a price reduction brings it down to nearly $13 million.

Price reductions at new developments

Last week, two listings at Woodside condominium Centric had their prices reduced. The building is distinguished by its eye-catching design by Tang Studio Architects that allows for private terraces in several units, not to mention its amenity package that spans multiple floors. Move-ins have not yet begun, but it has seen impressive contract activity in recent weeks.

Other notable cuts took place at Lenox Hill condominium The 74. In a new wave of residential construction on the Upper East Side, The 74 stands out for its lofty height, which allows for spectacular views, not to mention its crenellated facade and distinctive crown by Pelli Clarke & Partners that pays tribute to Art Deco icons. All 42 two- to five-bedroom homes feature interiors by Rafael de Cardenas, and a white-glove amenity package on the 17th floor includes a fitness center with yoga and Pilates studios, a children's playroom, and a lounge with dining room.
The 74 is open for immediate occupancy and over 75 percent sold. Remaining availabilities include a four-story townhouse with a metal gated entrance, a rear garden, and a roof terrace, not to mention some floor-through units on upper levels with views of Central Park and the Manhattan skyline.

Spectacular views in honor of World Photography Day

Last week's price cuts came in just ahead of World Photography Day, which is observed on August 19, the anniversary of the date that the French government announced Louis Daguerre's revolutionary process for capturing and preserving images in 1839. Since then, camera phones have become a part of everyday life for many, and World Photography Day is observed to commemorate the impact photography has had on society and culture, as well as to celebrate the art and science of photography.
World Photography Day celebrations began trending online as early as 2005, picking up steam over the last decade. This year, Midtown East observation deck Summit hosted a sunrise photography event in honor of the occasion, and photography events, lectures, and walks are taking place all over the world, in addition to celebrations online.
All types of photography may be celebrated on World Photography Day, but this year's optional theme is "home." The online event suggests that this could be anything that represents home to the photographer, from their home country to where they live now. For some lucky New Yorkers, this could be the views from their living room or bedroom window. Below, we look at a selection of recently reduced listings with spectacular views.
