From October 13-19, 2026, about 300 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. The number of reductions is up slightly from the previous week, and the week was largely marked by smaller reductions that open the listings up to a wider pool of buyers. Full details may be seen on the chart below, where all figures quote cumulative price cuts as compared to the most recent reductions.

Celebrated composer's Gramercy Park house down by $9.5M

A notable price cut took place at 11 Gramercy Park South, a 27-foot-wide Anglo-Italianate townhouse completed in 1856. It was the longtime home of Samuel L.M. Barlow, a musician and activist who was awarded the Legion of Honor by the French government for composing "Mon Ami Pierrot," the first American work staged by L'Opera Comique in Paris when it was performed in 1934. Over the next several decades, Mr. Barlow and his wife hosted weekly musicales in the Gramercy Park townhouse, with the Juilliard String Quartet frequently performing there.
When the house sold for $1.45 million in September 1992, The New York Times noted that the sellers had planned to turn it into a condo. This did not come to pass, and the house is currently configured as an owner's triplex with two upper-level duplexes for rent, with original features like high ceilings, fireplaces, and well proportioned rooms. Whether in this configuration, as a multi-generational family compound, or converted to a single-family mansion, residents would receive keys to Gramercy Park. The house was listed for $29.5 million in October 2025, and the latest price reduction brings it to just under $20 million.

Newly created penthouses at One Hundred Barclay reduced

100 Barclay Street, Tribeca condo conversion One Hundred Barclay Tribeca
Significant reductions took place at One Hundred Barclay Tribeca, the condo conversion of the former New York Telephone Company headquarters designed in the Art Deco style by "architect of the century" Ralph Walker in 1927. Nearly 100 years later, the building offers 158 luxury residences, preserved murals depicting the history of human communication, and 40,000 square feet of residential amenities including a fitness center, a lap pool, a wine room, music rooms, a club lounge, and four landscaped terraces.
In 2018, a duplex penthouse at the top of the building was marketed as a nearly 14,500-square-foot home with a living room that The Wall Street Journal noted was longer than an NBA basketball court, not to mention a professional-grade kitchen with butler's pantry and pass-through wine room, over 6,000 square feet of fully customizable white-box space, and a $59 million asking price. This configuration never found a buyer, and the space was ultimately divided into two fully finished, turn-key penthouses with state-of-the-art infrastructure, 21-foot double-height ceilings, enormous arched windows, private loggias, kitchens with oversized islands and premium appliances, and massive primary suites with morning kitchens and spa-like baths.
The penthouses debuted in July 2026 with Penthouse South asking $25.95 million and Penthouse North asking $32.95 million. However, they were released in a crowded Downtown market, and both penthouses have had their prices reduced.

Price improvements in Downtown Brooklyn

BKX Downtown Brooklyn Rendering of BKX, the transformation of 422 Fulton Street in Downtown Brooklyn (Dreamscape)
A large number of price reductions took place in Downtown Brooklyn, which has seen over 25,000 new housing units created since a 2004 rezoning. These included The Brooklyn Tower, the tallest building in the borough, and Brooklyn Point, which features high-floor homes on top of several retail, dining, and entertainment tenants include Alamo Drafthouse, Trader Joe's, Target, Sephora, McNally Jackson, and Dekalb Market Hall.
The shops of City Point notwithstanding, The Real Deal notes that Downtown Brooklyn's retail and commercial development hasn't kept pace with the housing. However, that could be about to change. Nearly two years after Macy's former Downtown Brooklyn flagship at 422 Fulton Street closed, a team comprising United American Land, The Jackson Group, and Dreamscape Retail & Entertainment seeks to transform the building into BKX, a 440,000-square-foot retail hub set to feature a 90-foot-high central atrium and an escalator connecting all floors. Tenants have not been announced, but the team was inspired by New Jersey's American Dream complex, and hopes to attract traditional large-format retailers, immersive attractions, wellness or fitness facilities, and food and beverage concepts.

"BKX represents our belief in Downtown Brooklyn and its future as one of New York City’s most dynamic mixed-use neighborhoods, where people come to live, work, learn and explore" - Albert Laboz, Principal, United American Land

Against this backdrop, Downtown Brooklyn has announced a new proposal for the Downtown Brooklyn Business Improvement District (BID), the combination of existing BIDs into one large body to coordinate beautification efforts like more sidewalk foliage, better seating and lighting, and better signage for local businesses. The new BID would allocate more than $12 million to improvements across four sub-districts: MetroTech North, Fulton Mall (which includes the former Macy's), a Court-Livingston-Schermerhorn subsection, and MetroTech South.

In the meantime, new condos of similar scale to The Brooklyn Tower and Brooklyn Point are not likely to take shape in the neighborhood in the near future. As of mid-October, an analysis by The Real Deal found that plans for only one Brooklyn project with 50 or more units was filed in 2026, with 71 percent of new condo offering plans in the borough for buildings with 10 units or fewer. Of this fall's recent and anticipated sales launches in Brooklyn, none are located in Downtown Brooklyn.
"A Room of One's Own," an art exhibition curated by Agency Esta and inspired by Virginia Woolf's essay of the same name, will transform flex rooms at The Bowen, the recent condo conversion of a former office building, into installations exploring creativity and self-expression. This exhibition will debut on Wednesday, October 28. Other new developments, like The Brooklyn Grove and Olympia, seek to draw attention to their availabilities by reducing prices.
