On the fourth week of the month, the number of Manhattan contracts signed ticked above 200. This represents a small week-over-week increase, but a lack of uber-luxury deals couldn't help but drive the aggregate dollar total down. Moreover, while the month is not yet over, July 2025 is poised to show a year-over-year dip in the number of contracts signed.

This comes at a time of deep political uncertainty on both local and national levels. Manhattan real estate is traditionally considered a safe investment, but the week's highest-ranking contracts are located in New York City neighborhoods where almost anyone would be happy to live.

On the fourth week of July 2025, only one townhouse ranked among New York City's top ten contracts. 22 East 10th Street entered contract with an asking price of $15,000,000, the highest of the week and the exact amount the unidentified seller paid for it in August 2021. They initially sought $20,000,000 for it when they listed it in April 2024.

Olshan Realty notes that the seller originally intended to combine it with a neighboring house; to that end, the Landmarks Preservation Commission approved plans to remove a party wall separating the two properties in August 2022. They did not follow through on that plan, but the house is being sold with plans by architect Steven Harris, whose portfolio includes 7 Harrison Street in Tribeca and 109 East 79th Street on the Upper East Side. These include a rooftop level with terrace and the potential for a gym, wine room, home theater, and/or indoor pool in the basement.
Almost directly around the corner at the Robert A.M. Stern-designed Sixteen Fifth Avenue, the full-floor Residence #5 had the week's top apartment contract and second-highest overall with a $13,050,000 asking price, up slightly from the $12,950,000 listed in the offering plan. One of only 14 units in the newly constructed building, it is reached via direct elevator entry and features an elegant Great Room, a kitchen by Christopher Peacock, a west-facing primary suite with five-fixture bath, two additional bedrooms with en suite baths, and a separate laundry room.

Elsewhere in Greenwich Village, a total of $8,175,000 across four contracts was signed at La Maison Collette, a boutique condominium that recently topped out construction and launched sales. In addition to excellent privacy and a thoughtfully curated amenity package, the buyers of the one- and two-bedroom units are set to enjoy close proximity to Washington Square Park, popular movie theaters and bookstores, endless dining and retail options, and the Union Square transportation hub. A small handful of remaining public availabilities starts at $1,550,000.

The week's top co-op contract was also the second-highest located outside a Downtown neighborhood. Residence #11C at The Carlyle House, an Art Deco building directly adjacent to the iconic Carlyle Hotel, entered contract with an $8,000,000 ask, the week's sixth-highest overall.

In addition to grand living space and a prime Upper East Side address, the unidentified buyer will enjoy access to The Carlyle's restaurants, bars, room service, gym, spa, and hair salon. Public records show that the seller paid just over $5.6 million for it in September 2010.

Brooklyn is well known for its single-family townhouses, but the borough has seen an array of amenity-rich new condominiums take shape in recent years. The week's top Brooklyn deal represents the best of both worlds: Townhouse #104W at Bergen Brooklyn entered contract with a $4,750,000 ask.

With its duplex layout and private garden, the three-bedroom unit offers the atmosphere of a single-family house. However, the unidentified buyer will enjoy access to the sprawling development's services and amenities. These include a fitness center with yoga, Pilates, and boxing studios; a wellness suite with saunas, steam room, plunge pool, treatment rooms, and tea room; a ceramic studio by BKLYN CLAY; an art studio by Arts Gowanus; a woodland-themed Kids Cabin playroom, a screening room; a music room; a library with built-in work stations; an indoor-outdoor Great Room lounge; and a rooftop terrace.

As of this writing, Bergen Brooklyn is over 70% sold. Remaining public availabilities range from a studio for $825,000 to a five-bedroom penthouse with private roof terrace for $6,750,000.
Also of note, Residence #64GH at Trump Tower entered contract with an asking price of $7,995,000. While this was good enough for the seventh-highest asking price of the week, it represents a 23.8% reduction from the $10,500,000 the seller initially sought when they listed it in October 2023. It has been on and off the market at gradually lower prices since then, and public records show that it was purchased for $5,300,000 in March 2002.

The high-floor three-bedroom boasts Central Park views and minimalist, European-finished interiors. The contract was signed at a time when Trump Tower condos are at their lowest average since 2005: In 2024, eleven condos sold at an average price of $1,548 per square foot.

On the new development front, Hendrix House in Kips Bay was the week's top performer with a total of $15,445,779 signed across eleven contracts. The studios through two-beds are all available for immediate occupancy.

While all units at Hendrix House feature dedicated home office spaces with built-in desks and shelving, the building's lounge offers direct access to a landscaped courtyard and makes for a gorgeous work from home environment. Additional amenities include a fitness center, a wellness spa with steam room and sauna, and a rooftop terrace with grilling, dining, and lounging areas. Remaining public availabilities range from $1,695,000 for a one-bedroom to $3,150,000 for a two-bedroom with a private terraces.

In Brooklyn, three contracts were signed at The Slope on Fifth. With its relatively low-rise height and red brick facade, the boutique building makes a respectful addition to its prewar neighbors in Park Slope. However, all units feature such contemporary touches as Scandinavian-inspired interiors, kitchens with top-of-the-line Bosch appliances, baths with spa-caliber fixtures, and in-unit Bosch washers and dryers. Sales launched in spring 2025, and remaining availabilities start at $999,500.
In Greenpoint, two contracts were signed at The Park House. Both full-floor three-bedrooms feature direct elevator access, high ceilings, kitchens with chef-caliber appliances, primary baths with jetted Jacuzzi tubs, multiple private terraces, and dedicated cabanas on the common roof terace.

These contracts bring the five-unit boutique condominium to 60% sold. The two remaining availabilities are a full-floor three-bedroom asking $1,995,000 and a garden unit with private backyard asking $2,495,000.
