Owing to its location in the Tribeca East Historic District, the team behind 14 White Street required permission from the Landmarks Preservation Commission ("Landmarks") before they could proceed with the project. These hearings can get contentious, but that was not the case this time: Landmarks unanimously and enthusiastically approved a certificate of appropriateness, and one commissioner went so far as to predict that the building could achieve individual landmark status one day.
It will take some time to see if that comes to pass, though. The pandemic naturally slowed proceedings, and the project did not break ground until late 2022. However, construction has topped out at seven stories high; and, at a hard-hat tour in December 2025, developer Frank LePera told Tribeca Citizen that he was hoping for a certificate of occupancy this spring. More recently, pre-sales have begun.

The seven-story, 30,000 square foot project rose on a vacant triangular lot created from the southern extension of Sixth Avenue. The project is being developed by NAVA, who is also handling the interior design. The original exterior concept design was by DXA Studio and KURV Architecture DPC was brought on board to take the project over as the architect of record. KURV redrew and re-coordinated the entire building in BIM, all while it was under construction.

The concrete frame is being clad in distinctive patinated etched bronze panels, and the building's facade will feature a continuously insulated rain screen envelope beneath its metal-clad exterior. The project is also designed to meet Passive House standards with high-performance windows and an airtight building envelope.
Upon completion, seven condos will start on the second floor above grade- and cellar-level retail space. According to NAVA, they will range from 1,200-square-foot two-bedrooms to approximately 4,000-square-foot full-floor four-bedrooms. An early floor plan shows a full-floor upper-level unit with direct elevator access, separate living and sleeping wings, and a private terrace off the dining area and open kitchen. Every apartment will come with a dedicated storage unit and offer in-unit laundry and central air conditioning.

Residential amenities will include bike storage and a communal roof terrace. However, the building's greatest perk may be its Tribeca address. It is located across the street from the Roxy Hotel, which houses Roxy Cinema and jazz club The Django on its lower levels.

The hotel offers multiple dining concepts, and future residents of 14 White Street are also set to enjoy easy access to Tribeca mainstays like the Michelin-starred restaurant One White Street, Frenchette, Bubby's, and The Odeon. It is located between the Canal Street A/C/E and N/Q/R/W subway stops, allowing for easy access almost anywhere in New York.

It is also located in a robust residential area. Pop icon Mariah Carey has recently listed her custom triplex penthouse at office-turned-condominium Franklin Tower for $27 million, and Tribeca is famous for its conversions of warehouses, factories, and other commercial buildings to residential apartments with original architectural details intact. In January 2026, Landmarks approved exterior changes to the Neo-Renaissance industrial building at 139 Franklin Street in preparation for a residential conversion, and interiors are set to feature 13' ceilings and abundant natural light from oversized windows.
Additionally, abundant new construction has taken place and is in the works in Tribeca. The forthcoming 32 Walker Street represents the combination of a new construction structure with a 19th-century cast iron building, and two of the five floor-through units have entered contract. Today is the last day of an auction for Penthouse S, a three-bedroom condo with a private roof terrace at 100 Franklin Street, where the starting bid was $3.5 million. Directly across the street, the vacant office building at 101 Franklin Street is poised to be transformed into a 21-story condominium with 72 residences; this project is currently in public review.

Developer Rabsky Group purchased the vacant site at 65 Franklin Street in February 2025 and later filed a proposal for a 24-story mixed-use building with two stories of retail space, 106 residential units on top, and 24 on-site parking spaces. And on Tuesday, Landmarks approved both the demolition of two low-rise commercial buildings in the Tribeca East Historic District and a new eight-story building with a striking cornice and cast iron-inspired design to replace them at 31 Lispenard Street.
