Overview of 31 Lispenard Street

31 Lispenard Street is a planned eight story, 20 residence condominium in the Tribeca East Historic District, with completion scheduled for 2027. Designed by GF55 Architects for SilverLining Development, the Landmarks approved project uses a dark gray metal façade informed by the district’s cast iron architecture.

Oversized double pane windows, a setback seventh floor, and a pronounced cornice define the exterior. Residences are planned with central air conditioning and in-unit washers and dryers, while the design also incorporates private terraces and balconies.

The building is planned with a fitness center, lounge, bicycle room, resident storage, and mail room, and pets are allowed. It occupies the corner of Lispenard and Church Streets, one block north of the Roxy Hotel; the A, C, and E trains stop at Canal Street on Sixth Avenue, the 1 at Canal Street on Varick Street, and the N, Q, R, and W at Canal Street on Broadway.
