Designed by GF55 Architects for SilverLining Development, the Landmarks approved project uses a dark gray metal façade informed by the district’s cast iron architecture.
Oversized double pane windows, a setback seventh floor, and a pronounced cornice define the exterior. Residences are planned with central air conditioning and in-unit washers and dryers, while the design also incorporates private terraces and balconies.
The building is planned with a fitness center, lounge, bicycle room, resident storage, and mail room, and pets are allowed. It occupies the corner of Lispenard and Church Streets, one block north of the Roxy Hotel; the A, C, and E trains stop at Canal Street on Sixth Avenue, the 1 at Canal Street on Varick Street, and the N, Q, R, and W at Canal Street on Broadway.

In December 2025, SilverLining Development purchased 31-35 Lispenard Street from Urban Standard Capital for $7.5 million in an off-market deal. The transaction included air rights from an adjacent lot at 325 Church Street, and the site is to become an "all-new luxury living concept," per a statement from SilverLining Development.
