Former 1946 government office building undergoing conversion to a 71-unit condominium with modern façade Prime Tribeca location across from 56 Leonard with excellent dining and subway access
101 Franklin is a planned residential conversion and expansion of a former mid-century office building at the corner of Franklin and Church Streets in Tribeca. Originally completed in 1948 and formerly home to the city’s Human Resources Administration, the roughly 205,000-square-foot building is being transformed into a 21-story condominium with 72 residences. The project is being developed by Skylight Real Estate Partners, Cannon Hill Capital Partners, and TPG, with architecture by Steven Harris Architects, interiors by Rees Roberts + Partners, and Hill West Architects serving as executive architect.
Located directly across from Herzog & de Meuron’s iconic 56 Leonard, the redevelopment will add several floors to the existing structure and introduce a more refined façade with articulated setbacks and multi-pane windows that echo Tribeca’s historic warehouse architecture. Plans also call for approximately 2,700 square feet of retail and 15 parking spaces, while upper residences will enjoy open views across Tribeca’s historic streetscape with glimpses of the Hudson River and Midtown skyline.
101 Franklin Street is located directly across the street from 56 Leonard Street and in close proximity to popular Tribeca dining. Nearby transportation options include the Chambers Street 1/2/3 trains and the Canal Street N/Q/R/W and J/Z trains.
