101 Franklin Street was constructed as an office building in 1946 and previously served as home to the city's Human Resources Administration and Department of Social Services. After the government offices moved to Brooklyn, a joint venture between developers TPG, Skylight Real Estate Partners, and Cannon Hill Capital Partners purchased the building from Columbia Property Trust for $96.5 million in June 2024. They seek to convert the office building to a 71-unit condominium and replace its façade with a modern building envelope.
101 Franklin Street is located across the street from 56 Leonard Street and in close proximity to popular Tribeca dining. Nearby transportation options include the Chambers Street 1/2/3 trains and the Canal Street N/Q/R/W and J/Z trains.
