The house dates back to 1920, and counts former New York Times advertising executive Walter S. Sullivan and his wife, philanthropist Jeannette Sullivan (nee Jeannette Ellinwood Loomis), among its former residents. Its most recent owner bought the house for $10,600,000 in 2007 and embarked on a renovation that included such bells and whistles as a chef's kitchen, a full-floor primary suite with custom dressing room and double-sized bath, and a roof deck with fire pit and city views.
It was closely trailed by 246 West 12th Street, which was asking $18,995,000 in the week's top Downtown contract and third-highest overall. Also of note, Residence #2M at Soho loft building 541 Broadway entered contract with an asking price of $4,750,000. It was listed by the estate of Canadian-American artist Jackie Winsor, the first female sculptor to be given a mid-career retrospective at the Museum of Modern Art. She used the loft as a live-work space, and her obituary in The New York Times mentioned that she had lived there for decades.

Additionally, shortly after sales launched at forthcoming Greenwich Village boutique condominium La Maison Collette, a total of $9,625,000 across four contracts was logged in the building. Buyers of the one- and two-bedroom units are set to enjoy interiors by Paris Forino, 10-foot ceilings, white oak herringbone floors, kitchens with fully integrated Miele appliances, and beautifully appointed primary baths.

Further Downtown, The Greenwich by Rafael Vinoly logged the most contracts of any building last week with a total of $13,780,000 across six deals signed. This comes shortly after closings commenced in the building. The buyers are set to enjoy gorgeous vistas from beautifully appointed homes, access to The 88 amenity suite on the building's three uppermost levels, and close proximity to summer programming at Brookfield Place, Westfield World Trade Center, PAC NYC, and The Seaport.
It was also a good week for new developments in and around Hudson Yards. Two contracts were signed at 35 Hudson Yards, the mega-development's tallest building with a residential component. Further north, two deals were signed at Passive House condominium VITA and two more were signed at 355 West, a recently launched condominium at 355 West 39th Street.
The contracts were signed shortly after Hudson River Park Trust announced a plan for a greener path between West 29th and 46th Streets almost directly to the west. Not only does this promise such perks as a children's discovery garden, a fitness zone, and new lighting installations, but it would also greatly increase the amount of green space and convert pavement space to rain gardens.
Community stakeholders are enthusiastic about the prospect, but the West 30th Street heliport, work-in-progress Gateway Tunnel, and ferry service at Pier 79 in the zone add some complexity to the process of planning park space. Coordination with the agencies controlling these spaces is underway, and construction is expected to take two years once it gets underway.
