Vita is a two-building condominium development located at 501 Ninth Avenue and constructed to Passive House standards. Features include an airtight construction envelope, high-performance doors, triple-pane windows, superior insulation, and a heat recovery ventilation system.
All 122 one- to three-bedroom units feature abundant light, wide-plank European oak flooring, Latch keyless entry, Brilliant Smart Home Control systems, smart thermostats, in-unit washers and dryers, and automatic shades on the oversized windows. Kitchens come outfitted with soft-close milk oak cabinetry, honed Fusion Blue Quartzite countertops, and integrated, energy-efficient Gaggenau appliances. Primary baths feature radiant heated floors, thermostatic memory showers, and Toto Neorest smart toilets. Select units have private outdoor space.
Both buildings at Vita have attended lobbies with Amazon Hub package lockers, and each building is topped with a common roof deck with BBQ grills and dining areas. Common amenities include a fitness center with Technogym equipment, a spa with sauna and steam room, a golf simulator, and a lounge with entertaining kitchen.
Vita's address between West 37th and 38th Streets puts it close to Hudson Yards, the Theatre District, numerous Midtown offices, and many popular local restaurants. Transportation options include the 34th Street A/C/E trains, the Port Authority bus terminal, and Moynihan Train Hall.
In early April 2025, two cranes fell through scaffolding on the corner of Ninth Avenue and West 38th Street, where the Passive House condominium Vita is taking shape. A section of Ninth Avenue was shut down as the FDNY cleared the street and conducted safety checks. The general contractor is now conducting a recovery plan.
