While in the past month alone, record apartment sales have been logged along both the Hudson and East Rivers: at TriBeCa’s 70 Vestry Street and Williamsburg’s One Domino Square. Astoria has joined the mix where NuSun Vernon, a newly finished waterfront condominium at 30-55 Vernon Boulevard, sold a penthouse for $2.88 million, the highest residential apartment sale ever recorded Astoria.

The nine-story building is now open for immediate move-ins. The project was brought to market by Sunlight Development, who acquired the site for $25 million in 2022. The developer quickly razed the pre-existing two-story warehouse and enlisted the acclaimed firm of FXCollaborative with Tang Studio Architect to bring the 115,000-square-foot mixed-use development to life.
After roughly two years of construction, the 122-unit condominium has opened with immediate move-ins and expedited closings. To attract buyers to its remaining inventory, the sponsor is covering two years of common charges, which average $937 per month for two-bedroom units. Current availabilities average $1,250 per square foot and range from a large studio asking $650,000 to a 1,868-square-foot three-bedroom penthouse priced at $2.62 million. Among the most sought-after remaining homes is Residence 8F, a corner two-bedroom with south- and west-facing exposures toward Manhattan and a 121-square-foot balcony; it is the last layout of its kind, according to Angelus Chen, the sales director at NuSun Vernon.

Asked what recent buyers think of the building, Chen says simply, “No one complains. The lifestyle here is very peaceful.” The residences are defined by an airy, calm feel and a light palette, with refined craftsmanship, pale woods, double-height common spaces, and abundant natural light shaping the overall design. Many residences enjoy double or triple exposures, soaking interiors in natural light thanks to the building’s low-rise, waterfront setting.

Open-concept kitchens feature integrated Bosch appliances, wood cabinetry, and quartzite countertops. Mr. Chen notes that the project was completed just in time to offer gas stoves rather than the newly mandated electric. A detail the sales team says still resonates with buyers. Baths feature Kohler fixtures, wood vanities, and built-in soap niches and medicine cabinets for added storage.

The market has responded well to the building's high level of craftsmanship, design, and detail, not seen in Astoria until now. Two of its penthouses recently set Astoria price records: Penthouse C, a three-bedroom duplex with a 1,465-square-foot terrace, sold for $2,883,080 ($1,457 per square foot), surpassing the previous neighborhood high set at The Rowan in 2022, while Penthouse D became the most expensive two-bedroom ever sold in Astoria at $2.027 million. Several other penthouses, all three bedrooms with private terraces, are on the market and benefit from the current two-year incentive.
