Back in 2023, RJ Capital Holdings and Top Rock Holdings filed plans to convert a 14-story office building at 609 Fifth Avenue into a 29-story mixed-use condo tower comprising 66 high-end residential units. The development at the southeast corner of East 49th Street is located directly across the street from Saks Fifth Avenue and across the avenue from Rockefeller Center. 

Designed by Rafael Viñoly Architects, the firm behind 432 Park Avenue, the project will add approximately 93,000 square feet to the former SL Green commercial property that has a multi-level Puma flagship store at its base. The expansion would bring the building's total size to about 226,000 square feet and increase its overall height from 187 feet to 408 feet.

A newly released rendering on RJ Capital’s website aligns with approved plans and earlier visuals, showing stacked volumes wrapped in a contemporary glass façade that rises from the existing limestone base.

The building's new program features apartments on the third and fifth through 28th floors, with offices on the fourth and fifth floors. Above the seventeenth floor will be a mix of half-and full-floor residences and a duplex penthouse.

The two-level, 24,500-square-foot Puma flagship's dramatic glass facade mimics the pattern on the soles of its classic suede sneakers, and interiors boast 27-foot ceilings and a giant red sneaker sculpture designed to encourage selfies. Shoppers' feet are measured with a high-tech platform that scans their feet to suggest the sizes and models that best fit their needs, and an interactive wall displays each shoe's unique features. Additional highlights include a Puma Arcade for selfies and an interactive room where visitors can play immersive games and analyze their performance.

The store was hailed as Puma's most technologically advanced store in the world when it opened in August 2019, and Forbes described it as "the best retail store for interactive tech and engagement anywhere" in November 2025. However, as of mid-February 2026, it is temporarily closed due to water damage caused by a burst pipe.
