Ninth Avenue south of the Port Authority Bus Terminal has had a bit of glow-up over the past two decades. With a growing restaurant and bar scene, proximity to Hudson Yards-Manhattan West, and a noticeable lack of pimps, prostitutes, and pushers, the once-seedy corridor between 34th and 40th Streets is now officially safe for yuppie habitation.
'Luxury' rentals like LANA and Hudson Crossing paved the way, but now the stretch is getting its first upscale condo development. Named VITA, the two-building Passive House has a strong emphasis on sustainability and comfort, especially needed in light of escalating energy costs and the potential fallout of a trade war with Canada.
In this article:
VITA comes courtesy of the busy developer ZD Jasper Realty and the envelope-pushing designers at Archimaera. The environmentally responsible project rises where the high-rise density of the Garment District gives way to the lower-scale blocks between Ninth and Tenth Avenues. A recent site visit shows that both buildings have topped out, with the sleek exterior now enclosing the concrete frame. The exteriors will be distinguished by a sensorial, sculptural façade featuring curved corners, fluted paneling, and lots of balconies and terraces.
Sales are set to launch in the coming weeks, with one- to three-bedroom residences, some with generous outdoor spaces. The offering plan has been approved and Douglas Elliman is leading sales. The first batch of units show pricing will begin at $1.15 million for one-bedrooms and $1.8 million for two-beds.

With 122 residences throughout its two 12-story buildings, VITA will be one of the largest Passive House condominium developments in NYC. To meet the strict Passive House standards, VITA will feature airtight construction, superior insulation, high-performance windows/doors, and a heat recovery ventilation system that continuously provides fresh air. In essence, the German-born standard is an eco-forward antidote to high energy bills and carbon-intensive living.
The buildings will deliver eco-conscious, carbon-neutral residences designed to enhance both sustainability and well-being. Interiors won’t feel cold or austere despite the high-tech efficiency; instead, the design emphasizes natural materials like wood and stone to bring warmth and sophistication to each home.
Apartments will also feature energy-efficient appliances, smart thermostats, triple-pane windows, and state-of-the-art air filtration systems that drastically cut energy consumption—by as much as 90%.

A short-list of amenities available to residents include 24/7 attended lobbies, 42 storage units available for purchase, and lushly landscaped rooftop terraces. The central location of the project allows for easy access to culinary variety within Hell's Kitchen, Broadway shows, numerous Midtown offices including Peloton nearby, the Port Authority Bus Terminal, and Moynihan Train Hall.

Residents who purchase on the west-facing side of VITA may benefit from protected views over a planned park to deck over the ramps leading to the Lincoln Tunnel. The undertaking is part of an ambitious +$10 billion plan to rebuild and expand the Port Authority Bus Terminal.
ZD Jasper is also building three new condominium buildings between Dyer Avenue and Tenth Avenue at 429 West 36th Street, 430 West 37th Street, and 439 West 36th Street.
