With the Superfund project 15 years in, working to clean the canal, and a sweeping rezoning effort has unlocked a wave of new development, bringing mixed-income residential towers, cultural spaces, and commercial hubs to an area once dominated by warehouses and factories.

The Tower Show is an homage to Gowanus' history, but this year's event nods to the neighborhood's future as well: It takes place at new rental Union Channel, where the developer have agreed to let Arts Gowanus use the space until it gets leased by another tenant (h/t Brownstoner).

175 Third Streetis poised to become the largest residential building in Gowanus—an anchor project in the neighborhood’s dramatic post-rezoning transformation. Located across from Whole Foods and positioned as the southern gateway to Gowanus, the development is part of Charney Companies and Tavros’s broader Gowanus Wharf master plan. Upon completion, it will span approximately 1 million square feet and deliver 1,000 new apartments across two high-rise towers, along with ground-floor retail and a 37,000-square-foot public waterfront esplanade designed by James Corner Field Operations, the landscape team behind the High Line and Domino Park.
The development will include studio to three-bedroom layouts and state-of-the-art amenities, with a design that emphasizes open space and waterfront access. It joins a growing campus that also includes Union Channel at 240 3rd Avenue, Douglas Port at 251 Douglass Street, and Nevins Landing at 310–340 Nevins Street. Once all buildings are complete, Charney and Tavros will control more than 2 million square feet and 2,200 residences in Gowanus, making them the area’s largest property owners.
Originally envisioned by RFR Realty with Danish architect Bjarke Ingels, the site has since shifted hands, with Charney and Tavros now steering the vision forward. In May 2025, the developers closed on $174.5 million in financing to move the project into pre-development. The deal includes $110 million in senior financing from Silver Point Capital, $35 million in mezzanine debt from a joint venture between Tikehau Capital and The Brodsky Organization, and $29.5 million in equity from Atlas Capital Group. The transaction was brokered by JLL Capital Markets.
Construction is expected to begin in mid-2026, with completion projected for 2028. As part of the city's 2021 Gowanus rezoning initiative, 175 Third Street represents a high-profile case study in public-private partnership and large-scale neighborhood planning—blending housing, retail, and recreation into one of Brooklyn’s most closely watched waterfront corridors.

The updated design reflects a traditional, pedestrian-friendly aesthetic, with symmetrical brick facades in warm tones, generous windows, and retail with tall glass storefronts. The buildings range in height from 9 to 28 stories and are connected by wide, tree-lined sidewalks—including a new extension of Luquer Street running through the site. Landscape architecture is being led by SCAPE, and the buildings will incorporate green roofs and solar panels.
Of the 950 planned homes, 475 will be set aside for households earning up to 50% of the Area Median Income (AMI), with the remainder reserved for those earning up to 120% AMI, including rent-stabilized and income-targeted co-ops. While the newly released renderings omit the proposed school, it remains part of the overall plan.
Though first proposed in 2007, the project has been delayed by the site’s severe contamination. The land once hosted the Citizens Gas Works plant, and environmental remediation is still underway, overseen by the EPA and state agencies. Construction is expected to begin once environmental clearance is granted.
