The week ending January 31, 2026 marked a return to a full business week after the federal holiday the previous week. This allowed more sales to be recorded by default, and it must be noted that these sales took place during a busier time of year than the previous week recorded, and that more luxury sales (defined as above $3.9 million) were recorded last week. As a result, the aggregate dollar amount spiked week-over-week by nearly $100 million. During this time, one of the biggest price gainers of the week was acclaimed interior designer Amy Lau's custom-designed apartment at The Alwyn Court.

There is little question that between the array of white-glove services and luxurious amenities, fully furnished interiors, and the convenience of having management look after the apartment when one isn't staying there, there are many advantages to owning a pied-a-terre in the condo component of a luxury hotel in New York City. Indeed, three of the top five sales of last week took place in luxury hotels with condos on the uppermost levels to allow for the best views in the buildings.
For the second week in a row, The Surrey Residences was home to the top closing and top sponsor sale of the week. Residence #14AB closed for $24.25 million in a comfortable lead. The two-bedroom unit has a gracious entrance gallery, a corner Great Room with access to a private terrace, a formal dining room, a kitchen separated from the living space by pocket doors, and an ultra-private primary suite with fireplace, two massive walk-in closets, and his-and-hers primary baths. The buyer used an LLC to purchase it from the sponsor.
Two units at Aman New York Residences were neck and neck for the next-highest sales of the week; however, both sellers took a loss on the two-bedroom apartments. Residence #18B, which features a home theater and private terrace with pool, closed for $19.75 million, slightly less than the $20.4 million the LLC-identified seller paid for it in May 2022. A few floors down, Residence #16B closed for $18.5 million, or $2.22 million less than the seller, also listed as an LLC, paid for it in August 2024. The buyers of both units are also listed as LLCs.
On a similar note, the top Downtown sale of the week took place at One High Line. Residence #W21A, which closed for $9.25 million in the week's eighth-highest overall, is located in the all-residential West Tower, but the LLC-identified buyer will enjoy access to the amenities, services, and restaurants of Faena New York on the lower levels of the East Tower.
A short distance from Aman New York Residences, Residence #54A at the Jean Nouvel-designed 53 West 53 closed for $14.25 million. This was good enough for the fourth-highest sale of the week, but represents a 27% reduction from the $19.44 million ask when it entered contract in December 2025.
On Monday, another high-priced sale was logged at 53 West 53: The full-floor Residence #65 closed for $29.5 million. This, too represents a deep discount, over one-third off the $46.68 million ask when it entered contract in October 2025. However, this is the second-highest sale recorded in the tower, coming in just behind Residence #72A, a three-bedroom that sold for $29.94 million in August 2020.
On the Upper West Side, seven closings were recorded at The Henry, making the Naftali Group-developed, Robert A.M. Stern Architects-designed condominium the week's best-performing new development in terms of the number of sales recorded. These included Residence #5C, whose closing price of $9.85 million was 8% over ask and high enough for the fifth most expensive sale recorded last week. Like all apartments at The Henry, it features high ceilings, white oak floors, a kitchen with honed Calacatta marble countertops and appliances by Miele and Sub-Zero, and a luxurious primary suite with walk-in closet and en suite bath with radiant heated floor and rain shower.
Also of note, Residence #4A at Soho condo The Loft closed for $9.2 million in the week's second-highest Downtown sale and ninth-highest overall. Musician Courtney Love was the first owner of the three-bedroom apartment after the former manufacturing building was converted to condos, and sold it for $5 million in 2006. Most recently, the sellers bought it for $7.08 million in April 2012 and listed it for $9.5 million in April 2025.

Last week, several resale Manhattan apartments sold at a profit. These included the Alwyn Court apartment of acclaimed interior designer/Design Miami co-founder Amy Lau, whose clients included Seagram heir Edgar Bronfman Jr. and fashion designer Elie Tahari. She told Architectural Digest that she had always been fascinated by The Alwyn Court's ornate facade; and, following her April 2018 purchase of Residence #5F, a stripped-down one-bedroom, she embarked on an extensive renovation that both honored its past and put her own unique signature on the apartment.
