Because the week ending January 23, 2026 was an abbreviated business week due to the Martin Luther King Jr. Day federal holiday on Monday, January 19, the number of sales recorded dropped week-over-week by default. However, the aggregate dollar amount did not dip precipitously during this time, mainly because of several high-priced sales recorded during the week; seven of the ten most expensive sales recorded closed for over $10 million.

On a week when the majority of New York City's top contracts were located on the Upper East Side, three of the top five recorded sales in Manhattan were located there as well. Two of these were located in The Surrey Residences, the new condo component on top of The Surrey, A Corinthia Hotel. Residence #12AC, which had the top sale of the week at $28 million, is the combination of two twelfth-floor units into one massive apartment with six bedrooms, six full baths, and two powder rooms. The Real Deal identified the buyer as business executive George Logothetis.
One floor up, Residence #14C closed for $11 million, the asking price when it entered contract and the fifth-highest sale of the week overall. Public records list the buyer as former publishing executive Peter Barbey and his wife, Tony Award voter Pamela Barbey; when the couple listed their apartment at The Greenwich Lane in June 2024, they announced a desire to move uptown to be closer to family.
Like all owners at The Surrey Residences, these buyers will enjoy access to the amenities and restaurants of The Surrey, a Corinthia Hotel, including a fitness center with terrace access, a rooftop terrace, The Surrey Spa, and restaurant/private members' club Casa Tua. They will also enjoy access to the hotel's concierge, housekeeping, and other services. The Surrey Residences saw brisk contract activity when sales launched in September 2024, and the one public availability as of January 2026 is a penthouse asking $50 million.
Coincidentally, the top co-op sale of the week also has a connection to The Surrey Residences. The seller of Residence #12B at the Rosario Candela-designed 765 Park Avenue, which closed for $18.25 million in the week's second-highest sale overall, is listed in public records as Toni Goutal, co-founder of fine jewelry brand Toni + Chloe Goutal and buyer of one of the first apartments to close at The Surrey Residences. It is not known how much she paid for the five-bedroom apartment in a prewar Park Avenue building, but it was listed for $20 million in March 2025.
One of the week's top sales with no connections to The Surrey Residences was Penthouse 2 at Charlotte of the Upper West Side, which closed for $15 million. While good enough for the fourth-highest closing of the week, this represents a reduction from the $17.5 million the sponsor initially sought for it when it was first listed in June 2021. Charlotte of the Upper West Side is known for its Passive House infrastructure that makes for an environmentally friendly project, but one that does not come at the expense of such luxuries as direct elevator entry, custom Henrybuilt kitchens with top-of-the-line appliances, luxurious primary suites, and private terraces.
In October 2025, a report found that new condo inventory on the Upper West Side is set to drop dramatically over the next three years, which can't help but intensify competition among buyers, especially on move-in ready condos with expansive amenity packages. Indeed, on the same week where the Charlotte of the Upper West Side penthouse ranked among the top sales, multiple closings were recorded at new development buildings across the Upper West Side: three at 155W68 in Lincoln Center; three at The Henry, which is located about two blocks from Charlotte of the Upper West Side; and two at The Rockwell near Morningside Heights.
Also of note, a townhouse unit at West Village condominium One Morton Square closed for $10.6 million in the week's second-highest Downtown sale and seventh-highest overall. The buyer is listed as a trust, but Crain's New York Business identified the buyer as actor Will Arnett, noting that the trust is in the name of his grandmother and that he and his ex-wife, actress Amy Poehler, lived in the building from 2004 to 2007, moving shortly before their children were born.
Mr. Arnett's new residence offers the atmosphere of a single-family house and access to One Morton Square's amenities, which include concierge and valet service, a fitness center, a children's playroom, and a landscaped courtyard. Other notable residents have included actor Daniel Radcliffe and actors turned fashion designers Mary-Kate and Ashley Olsen.

On the week ending January 23, 2026, the Manhattan apartment netting the week's top profit was something of an anomaly: It is located in mixed-income condominium Kalahari Harlem, where about half the residences were subsidized and sold to lower-income tenants below market rate. The one-bedroom Residence #B401 appears to have been among them, having closed for over 300% of the purchase price. As owners of HDFC co-ops and Mitchell-Lama apartments can attest, it is highly unusual for owners of subsidized housing units to be able to resell their homes at market value.
The week's biggest profits also included Residence #7B at Greenwich Village cooperative Windsor Arms, a transaction that speaks to the desirability of its neighborhood: This one-bedroom home was only on the market for about two and a half weeks before entering contract, and ultimately closed for the asking price of nearly $1.4 million, or over 90% what the seller bought it for in May 2007.
