As August 2025 gave way to September, both the number of sales recorded and the aggregate dollar amount spiked week-over-week. This was helped by the fact that seven of the top ten recorded sales were priced above $10 million, and new development condos on the Upper East Side recorded impressive sales during this time.
The top sale of the week was for Residence #24A at Aman New York Residences, which closed for $55 million in what appears to have been an off-market transaction. Public records show that the seller has taken a small loss on it, having paid $61.6 million for it in early 2024. They conducted the transaction through a limited partnership, but The Real Deal identified them as private equity executive Terence Chan at the time of the purchase. The most recent buyer also used a limited partnership.

It was trailed by Penthouse #16, a rare resale unit at 109 East 79th Street that closed for $33 million. While this represents a small price reduction from the $38 million the seller initially sought, they still make a profit on the five-bedroom penthouse with two private terraces, having bought it for over $28.1 million in September 2022. They conducted the most recent transaction through an LLC, as did the buyer.
A few blocks away, the first closings at The Surrey Residences, the new condo component of the historic Surrey Hotel, were recorded. These included Residence #11A, which sold for $15 million in the week's fifth-highest sale. Crain's New York Business identified the buyer as Toni Goutal, co-founder of fine jewelry company Toni + Chloë Goutal. Like all buyers at The Surrey Residences, she will enjoy access to the amenities, restaurants, and services of The Surrey, a Corinthia Hotel, including a fitness center, The Surrey Spa, and restaurant/private members' club Casa Tua.

All units in The Surrey Residences are situated on top of the hotel rooms to make the most of beautiful views, a perk they have in common with the highest-priced co-op sale of the week. Residence #12AB at Parc V, which directly overlooks Central Park from the living room, the library, and three of the five bedrooms, closed for $11.6 million. This represents a drop from the $19.9 million the sellers initially sought in September 2020, but was still good enough for the week's top co-op sale and seventh-highest overall.
Further downtown, Townhouse #3 at Superior Ink had the week's top Downtown sale and third-highest overall at $17.2 million. Also known as 66 Bethune Street, the four-story house has its own private entrance, a distinct design by Robert A.M. Stern Architects, and access to the Superior Ink condominium amenities via a basement corridor. Public records show that the seller paid over $11.5 million for it in August 2010, and identify the buyer as Mozelle Thompson, former Commissioner of the Federal Trade Commission.
