On May 4, the Metropolitan Museum of Art hosted the Costume Institute Benefit, popularly known as the Met Gala. This year's theme and dress code, "Fashion is Art," was in honor of the forthcoming Costume Art exhibit, which will explore the centrality of the dressed body in art and pair garments with paintings, sculptures, and other art from the Met's extensive collection, opening May 10. The guest list was a closely guarded secret until the last minute, but it has been common practice for prominent fashion designers to invite their celebrity muses and collaborators.

This year's Met Gala took place at a time when several prominent luxury designers are revitalizing their retail and office space on Fifth Avenue, one of the world's most fashionable retail corridors. Earlier this spring, luxury watch brand Rolex announced that it would open its new 30-story, 165,000-square-foot office and retail tower at 665 Fifth Avenue later this fall. The 12-story building Rolex has owned since the 1970s was demolished, and David Chipperfield Architects won an international competition to design its replacement. The building's stacked facade was inspired by the brand's signature fluted bezel, and the stacked design features five volumes and four terraces at each setback.

The tower will feature a new Rolex flagship store on the first four levels, upper-level office space for Rolex staff and tenants like Angeles Wealth Management, and a double-height dining and event space with adjoining terrace on the top two floors. It is targeting LEED and WELL Platinum certifications with features like a double-skin facade to improve thermal performance, advanced heating and cooling systems, on-site greywater and rainwater recycling systems, and all-electric operations.

The new Rolex Tower is located a short distance from 1 East 57th Street, where Louis Vuitton Moët Hennessy (LVMH) submitted an application to replace the former Louis Vuitton flagship with a new 25-story tower shortly before New York Fashion Week began (h/t 6sqft). It will be anchored by a 10-story retail concept with an eighth-story cafe, and the upper levels will be occupied by four floors of exhibition space, a spa, showroom suites, restaurants, and a top-floor bar and garden. LVMH seeks a floor-area bonus in exchange for improvements to the Lexington Avenue-59th Street subway line that include an ADA-compliant elevator.
In the meantime, a new Louis Vuitton flagship at 6 East 57th Street opened to great excitement in November 2024; Tiffany & Co. occupied the space while its nearby Fifth Avenue flagship was being renovated. This "temporary landmark" offers a cafe, chocolate shop, and exclusive collection.

Moreover, the old building's demolition is concealed by what The Wall Street Journal calls "the most fashionable scaffolding in the world." Designed to look like a stack of steamer trunks with Louis Vuitton's iconic monogram, it makes a striking statement all year round and is perfectly positioned by the Fifth Avenue snowflake during the holiday season.
The demolition will include Louis Vuitton's former 20-story tower as well as the neighboring Hublot store, which was designed by Peter Marino. Coincidentally, a new Christian Dior flagship (another LVMH brand) designed by Mr. Marino and located on East 57th Street and Madison Avenue opened in September 2025. Mr. Marino described his formula for the project as "a third of Dior, a third of his favorite design period, and a third of me."

Exterior construction appears nearly complete on 660 Lexington Avenue, a new construction condominium located in close proximity to designer flagships on 57th Street and Madison Avenue. There are no more than three units per floor, and the uppermost levels are dedicated to three- and four-bedroom penthouses with direct elevator access and private terraces. All apartments feature interiors by Paris Forino, oversized triple-pane windows, hand-laid chevron white oak floors, kitchens with custom oak cabinetry and integrated Miele appliances, and primary suites with generous closets and five-fixture baths.
Residents will arrive to an attended lobby. Wellness amenities include a fitness center and a private spa with sauna, steam room, cold plunge, experiential shower, and treatment room. The eleventh floor has an amenity loggia with fireplace, dining and lounging areas, and views of the Manhattan skyline, and the building is topped with an inviting common roof terrace.

In 2025, developer Harry Macklowe purchased the prewar rental building at 809 Madison Avenue with the intention of converting and expanding it to a luxury boutique condominium. The $49 million sale closed months after Landmarks approved an application to restore the limestone, brick, and terra cotta facade, replace the windows, and construct a penthouse addition.
The finished product will contain 13 floor-through apartments with private elevator landings, separate wings for entertaining and sleeping, separate eat-in kitchens with pantries, and enormous primary suites with dual walk-in closets, morning kitchens, and five-fixture baths. The building is located on the southeast corner of East 68th Street in the Upper East Side Historic District, putting it in close proximity to designer flagships and fine dining lining Madison Avenue, not to mention Central Park, The Frick Collection, and Park Avenue Armory.

Construction is underway on 1122 Madison Avenue, a new boutique condominium located near Central Park, Museum Mile, and some of Madison Avenue's most rarefied shopping. The design by Studio Sofield offers a reinterpretation of classic prewar architecture with features like Indiana limestone, sculpted reliefs, and custom decorative railings. It was New York City's best-selling residential building of Q1 2026, selling entirely off floor plans and including an $89.5 million penthouse contract that could set a new Upper East Side record.

While not nearly at the volume of Miami or Dubai, New York City is embracing branded residences where luxury buyers are familiar with the high quality of the brand from other aspects of life. One well-known example is The Giorgio Armani Residences, a collection of 10 condos on top of the new Giorgio Armani flagship on Madison Avenue.

The building's design was embraced by the Landmarks Preservation Commission, and Mr. Armani himself had an active hand in the interiors, and the building's amenities feature furnishings by Armani Casa. Mr. Armani had intended to live in the building, but died before this could come to pass; his apartment is now on the market.

With only six residences throughout the grand 19th-century building, availabilities at The Puck Penthouses are more limited than some bespoke designer collections. In January 2022, model Karlie Kloss and her husband, venture capitalist Joshua Kushner, set a new Nolita sales record with their purchase of a $35 million penthouse in the building.

10 Bond Street
10 Bond Street's design by Annabelle Selldorf offers a modern take on the surrounding historic architecture. It is surrounded by some of Noho's most luxurious designer retail, and its fashion credentials were further burnished when model Gigi Hadid bought in the building.

One Madison, 23 East 22nd Street
In the years since it opened, One Madison has attracted the likes of supermodel Gisele Bundchen and then-husband Tom Brady. They would have enjoyed luxurious interiors, a luxurious amenity package, and close proximity to Fifth Avenue shopping.

Described as "a luxury hotel without the guests," Mandarin Oriental Residences, Fifth Avenue apartments come fully furnished and with access to amenities like a rooftop pool, spa, and private restaurant by Daniel Boulud. It took shape in Gucci's former Fifth Avenue flagship and office building, and is located between Saks Fifth Avenue and Bergdorf Goodman.
