The abbreviated business week likely led to a week-over-week decline in the number of contracts signed by default, though February 2026's contract volume is trending well below prior years, likely due to inclement weather for most of the month.

Last week, six of the ten highest-priced contracts were for homes on the Upper East Side. These included the most expensive condo ever for this part of Manhattan. The penthouse at 1122 Madison Avenue entered contract with an asking price of $89.5 million, the week's highest ask by far. If it closes for this price, it would be the most expensive condo ever sold on the Upper East Side, and come in just behind the neighborhood's most expensive apartment sale ever: Julia Koch's July 2022 purchase of Microsoft co-founder Paul Allen's penthouse at 4 East 66th Street for $101 million.
According to floor plans included with 1122 Madison Avenue's offering plan, the seven-bedroom, seven and a half-bath penthouse has a private loggia and a private terrace off the living room, a private balcony off the primary suite, and a private rooftop terrace overlooking Central Park. Interiors feature a massive Great Room, a separate kitchen, and bedrooms on the upper level for optimal privacy.
Several stories down, Residence #8SOUTH entered contract with an $11.08 million ask, the eighth-highest of the week. 1122 Madison Avenue is still under construction, and the sales office is located at Club Colette, a private club in the GM Building on Fifth Avenue. According to listings shown, 18 of the 26 units in the building have now entered contract.

While 1122 Madison Avenue was the week's most successful new development in terms of aggregate dollar amount for the fourth consecutive week, The Strathmore, located five blocks directly east, was the best-performing new development in terms of the number of contracts signed: Five were signed in the Upper East Side rental-turned-sales building. The one- through three-bedroom units enjoy incredible light and views by virtue of the building's signature height and bay windows, and interiors have been updated with new chevron flooring, custom Italian cabinetry and premium Miele appliances in the kitchens, Volaka marble in the en suite baths, smart thermostats, and vented washers and dryers.
In addition to the apartments, the amenities at The Strathmore are getting spruced up amidst the rental-to-sales conversion. They include a fitness center, an indoor pool, a squash court, a private dining room, a children's playroom, and a lounge. Sales launched in October 2025, and public availabilities range from a one-bedroom for $950K to a four-bedroom for $5.07 million.

In Greenwich Village, 125 West 11th Street entered contract with a $21.5 million ask in the week's top Downtown contract, top townhouse contract, and second-highest overall, setting it up to change hands for the first time in 69 years. Sculptor Gonzalo Fonseca and his wife, painter Elizabeth Kaplan Fonseca, received the house in late 1957 as a wedding present from her father after he bought it from dancer/choreographer Valerie Battis. Author Isabel Fonseca, one of four children who grew up to pursue an artistic career, told The New York Times, "We four children and the grandchildren were lucky to have the house as a constant in our lives, even when we grew up and moved away" when she listed the house following her mother's death in December 2022.
In the 1880s, decades before Ms. Battis or the Fonsecas moved in, sculptor Daniel Chester French lived in the house and worked in a studio in the back. He is best known for his sculpture of President Lincoln in the Lincoln Memorial in Washington, D.C. In New York, the younger Ms. Fonseca notes that some of his original mantels were reconfigured as a stone bench in front of the fireplace, and that the studio became a living room for her family.
