From January 19-25, 2026, a total of 155 residential contracts were signed in Manhattan, showing a slight week over week dip. It must be noted that this was an abbreviated business week due to the Martin Luther King Jr. Day federal holiday on Monday, January 19, and that the week was also marked by preparations for New York's biggest snowstorm in years, which hit on Sunday, January 25. Such factors probably couldn't help but drive down the number of contracts signed.

Eight of the ten highest-priced contracts of the week were signed on the Upper East Side, and four of these were located at forthcoming Upper East Side condominium 1122 Madison Avenue. These included Residence #11NORTH, which had the week's top deal with a $14.6 million ask. This half-floor five-bedroom is reached via direct elevator entrance, and interiors feature a large corner Great Room, a kitchen with pocket doors separating it from the Great Room, and an ultra-private primary suite with dual walk-in closets and a windowed five-fixture bath.
All apartments feature interiors by Studio Sofield, whose portfolio includes 111 West 57th Street on Billionaires' Row, The Flatiron Building, and the Beckford House and Tower complex in Yorkville. Olshan Realty notes that all four buyers at 1122 Madison Avenue have New York City residences, and that the building's amenities include a fitness center with training studio, a squash court, a spa area with steam room, sauna, and cold plunge, a lounge, a billiards room, a media room, a game room, a children's playroom, and a dining room with kitchen. Another perk is its close proximity to Central Park, the Metropolitan Museum of Art, and designer flagships on Madison Avenue.
Construction on 1122 Madison Avenue topped out at 22 stories high in December 2025 just ahead of the holiday season. Completion is estimated for fall 2027.

1122 Madison Avenue was the best-performing new development of the week in terms of both the number of contracts signed and the dollar amount. However, several other new developments also performed well last week. Three apiece were signed at The Strathmore in Yorkville and Vesta in Long Island City. Other new developments with multiple sponsor contracts included Eastlight in Kips Bay, The West Residence Club in Hell's Kitchen, and 250 West 96th Street on the Upper West Side.
Additionally, The Greenwich by Rafael Vinoly saw two contracts signed, one of which was both the highest in the building and the highest-priced to date: Residence #83C, a two-bedroom located a few floors below The 88 amenity suite on the uppermost levels, entered contract with a $5.4 million ask. If it closes for this price, it will represent a new high for the Financial District high-rise, dethroning Residence #50D, a three-bedroom that closed for just over $4 million earlier this January.

The week's top co-op contract and third-highest overall was for Penthouse #3407 at The Carlyle, which was asking just shy of $13 million. As President John F. Kennedy and Jacqueline Kennedy lived in the penthouse in advance of his inauguration in 1961, it was dubbed the "New York White House." The Kennedys added an oriel window to create a breakfast nook; this remains in place today amidst an impeccable renovation.
Public records show that the seller paid $12.5 million for the penthouse in February 2007. The unidentified buyer will enjoy housekeeping service and access to all of The Carlyle Hotel's amenities, including a fitness center, Valmont Spa, Yves Durif Salon, Dowling's at The Carlyle, Cafe Carlyle cabaret bar, and Bemelmans Bar.

Like the top condo and co-op contracts of the week, the top townhouse contract was also located on the Upper East Side. 132 East 62nd Street, an Italianate-style townhouse dating back to 1871, entered contract with a $12.95 million ask. While this was high enough for the week's fourth-highest contract overall, it represents an over 50% reduction from the $27 million it was initially listed for in March 2014; it has been on and off the market at various price points since then. At one point, 6sqft noted that it was being offered with artworks by Andy Warhol, Anish Kapoor, and Roy Lichtenstein; while the most recent listing photos show an impressive art collection on the walls, there is no indication that it was included this time.
132 East 62nd Street was once home to Random House co-founder Bennett Cerf, who co-founded Random House's children's imprint, Beginner Books, alongside Theodore Geisel (aka Dr. Seuss). Mansion Global reports that Mr. Cerf's widow, Phyllis Cerf Wagner, later married former New York City Mayor Robert F. Wagner Jr. and lived in the house with him. More recently, jewelry designer Suzanne Sheik (mother to singer Duncan Sheik) sold it for $14 million in June 2010.

Also of note, former celebrity couple Lily Allen and David Harbour's townhouse at 381 Union Street entered contract with a $7.3 million ask early in the third full week of January 2026. It was ultimately the top Brooklyn contract of the week of January 19-25, 2026.
