March 19, 2024 is the first day of spring in the Northern Hemisphere, and Manhattan's luxury buyers are clearly ready to enjoy the blooming trees and warmer weather the season brings: Three of the top five sales for the week ending March 15, 2024 are located directly on Central Park, while the remaining two enjoy gorgeous, verdant waterfront views of Hudson River Park.
The top sale was Residence #3B at the Robert A.M. Stern-designed 15 Central Park West, which sold for an even $17,000,000. While $1.5 million below the asking price when it entered contract at the end of December 2023, seller Rodney O. Martin Jr., Voya Financial chairman and chief executive, nevertheless earned more than twice the $8,146,000 he paid for it in a purchase from the sponsor in December 2007. The buyers are listed as former Goldman Sachs executive Stanley Diller and his wife, Joan Diller; they are only the second owners of the three-bedroom home with 32 feet of Central Park frontage.
Further north on Central Park West, Art Deco building The Majestic was home to the top two co-op sales of the week. Penthouse #18EF sold for $14,500,000, or 42% below the $25 million price when it was originally listed in 2021. The seller is listed on public records as Anthony Yurgaitis; he and his late husband/business partner George Malkemus, footwear executives that made Manolo Blahnik a household name in the United States, owned this apartment as well as a dairy farm in Litchfield, Connecticut. Mr. Yurgaitis has reportedly been spending the majority of his time on the farm and put the apartment on the market following Mr. Malkemus' death in September 2021. It is not clear how much they paid for the five-bedroom penthouse with four private terraces, three of which directly overlook Central Park.

Elsewhere in the building, Residence #26C sold for $9,250,000 in the fourth-highest sale of the week. This appears to have sold in an off-market deal; information about the apartment is not available.

The top Downtown sale and third-highest of the week took place at another Stern-designed condominium, 70 Vestry Street in Tribeca, where Residence #4D sold for $13,250,000. Both the buyer and the seller conducted the transaction through LLCs, but public records show that the seller made a profit on the three-bedroom home, having bought it from the sponsor for $10,100,000 in June 2018.
Penthouse #AE at Morton Square rounded out the top five at $9,225,000. While good enough to rank among the top sales of the week, the price represents an over 30% reduction from the $25 million the seller, real estate developer Ian Bruce Eichner, originally sought when he listed it in 2017. While Mr. Eichner conducted the transaction through an LLC, as did the buyer, Crain's New York Business identified him as the seller and noted that he bought it from actors/fashion designers Mary-Kate and Ashley Olsen for about $8 million in 2010.
