The week between Christmas and New Year's is typically a quiet one -- Olshan Realty's luxury market report only logged 10 contracts priced $4 million and up in Manhattan for 2023, as compared to 13 in 2022 -- and the timing of the Christmas holiday abbreviated the business week for December 25-31, 2023. However, a number of notable contracts were nevertheless signed during this time.
The top contract took place at the Robert A.M. Stern-designed 15 Central Park West, where Residence #3B entered contract with an asking price of $18,500,000. Located in the House component of the limestone-clad condominium, the three-bedroom, three and a half-bath home measures 3,150 interior square feet and enjoys 32 feet of Central Park frontage. Acris records list the buyer as a trust linked to Voya Financial chairman and chief executive Rodney O. Martin Jr. and indicate that if the apartment closes at ask, he stands to make a generous profit: He bought it from the sponsor for $8,146,000 in December 2007.

It was trailed slightly by Penthouse A at Mandarin Oriental Residences Fifth Avenue, which was asking $16,500,000, up from $15 million when the building launched sales in 2022. The buyer was identified only as a domestic resident who frequently visits New York.
In Brooklyn's highest contract and the week's fourth-highest overall, Penthouse #3A at Quay Tower entered contract with an asking price of $9,850,000. The half-floor penthouse is reached via private high-speed elevator and features four bedrooms plus media room, three and a half baths, 3,553 interior square feet, and stunning views of the Manhattan skyline and New York Harbor. It was initially listed for $9.675 million in spring 2022, but re-entered the market at the current asking price in March 2023. The building enjoys a number of exclusive amenities, and another great perk is its address at the foot of Brooklyn Bridge Park, one of the borough's most beautiful green spaces.
