From January 26 - February 1, 2026, a total of 164 contracts were signed in Manhattan. Not only does this mark a week over week increase in the number of contracts signed, but it helped push January 2026 to become the strongest January for residential contract activity since 2022.
Moreover, the aggregate dollar amount of contracts signed during the week rose over $500 million for the first time since mid-December 2025. This was helped along by luxury contracts signed at buildings that have pushed the envelope architecturally speaking, whether in terms of soaring height or eye-catching facades.

The top two contracts of the week were located in Extell Development buildings overlooking Central Park. Residence #82E at Central Park Tower, the tallest residential building in the Western Hemisphere, was asking $26.7 million in the highest-priced contract of the week. While that was good enough for the top sponsor contract of the week, it nevertheless represents a 23% reduction from the $34.55 million Extell initially sought for the four-bedroom unit.
But while the Central Park Tower unit showed a reduced price, the price on the next-highest contract went up: Tower Residence #43S at 50 West 66th Street was asking $23.75 million, up from the $22.25 million Extell initially marketed it for (h/t Olshan Realty market report). It was one of two contracts signed at the Upper West Side's tallest residential building last week.
Across Central Park, five contracts for half-floor three- to five-bedroom apartments were signed at 1122 Madison Avenue, bringing the forthcoming 26-unit Upper East Side tower to over one-third sold. This was the most successful building in terms of the number of contracts signed, and the total dollar aggregate amount tallied up to nearly $75 million.

Sculpted reliefs, signature rope-trimmed windows, and a distinguished Indiana limestone façade evoke the craftsmanship of the neighborhood’s finest private clubs and grand apartment houses.

Three contracts apiece were signed at The Village West, located at the nexus of Greenwich Village and Chelsea and nearly 70% sold, and 755 Washington Avenue, a recently launched boutique condominium in Prospect Heights. Multiple contracts were also signed at 435 West 19th Street in Chelsea, The Harper in Yorkville, The Slope on Fifth in Park Slope, Kensington Manor in Kensington, Vesta in Long Island City, and The Austin in Forest Hills.
Also of note, 251 East 71st Street entered contract with a $5.75 million asking price, making it the fourth-highest townhouse contract of the week and set to change hands for the first time in over 50 years. Also known as the "Bubble House" for its sculptural bay windows, several of which rotate open, the brownstone formerly on the site was razed to the ground in 1969 and replaced with an ultra-modern design by architect Maurice Medcalfe that Daytonian in Manhattan describes as "Barbarella meets the Upper East Side." In addition to its unique take on bay windows, it stands out on its Upper East Side block for its sleek stucco facade.
Mr. Medcalfe briefly lived in the house, but sold it to Arthur Schneier, Senior Rabbi of the nearby Park East Synagogue, in 1974. It is not known how much Mr. Schneier paid for it, but he listed it for the asking price in July 2025. The house is currently configured with the offices of the Appeal of Conscience Foundation on the ground floor and residential space on the upper levels. The listing notes that the interiors are in need of renovation, and Galerie notes that the house is not a New York City Landmark, meaning the unidentified buyer could alter its distinctive facade without having to involve the Landmarks Preservation Commission.
