On the first full week of October 2025, the number of sales recorded held relatively steady week over week. However, only one uber-luxury sale over $10 million couldn't help but drive the aggregate dollar volume down during this time period. Resales at in-demand buildings accounted for the majority of the week's highest-priced sales.
When the $16.15 million sale of Residence #25A at 220 Central Park South was recorded last Monday, it was predicted to be the highest-priced sale of the week. That came to pass; while this two-bedroom unit ultimately came in $1.35 million below the ask when it entered contract in July 2025, it was nearly twice the price of the next-highest sale of the week. Public records show that the seller, listed as an LLC, bought it from the sponsor for $13.2 million in October 2018. The buyer, too, is listed as an LLC.

At a time when office-to-residential conversions are at various stages all over New York City, apartments in converted Downtown buildings accounted for three of Manhattan's highest-priced sales. Residence #4S at 104 Wooster Street, which was built as the D & E Einstein store in 1891 had the week's top Downtown sale and second-highest overall at nearly $8.4 million. The listing notes that it underwent a state-of-the-art renovation that includes smart home automation, built-in speakers, custom built-ins, and upscale kitchen appliances and finishes; however, none of this came at the expense of original details like oversized windows and exposed beamed ceilings.
Further downtown at The Forward Building, the condo conversion of the Lower East Side headquarters of The Jewish Daily Forward, Residence #10B closed for $7.5 million. Not only does this represent the third-highest sale of the week, but it also reflects a 131% appreciation, one of the highest of the week, from when the sellers purchased it for $3.25 million in June 2008. They are listed in public records as a trust, and the buyer used an LLC to purchase the two-bedroom unit with private roof deck.

Also of note, a total of $10.42 million across two sales was recorded at West Chelsea skyline standout One High Line last week. They were both located in the all-residential West Tower, the taller of One High Line's two towers, and include Residence #W18D, which closed for $5.95 million; slightly below the ask when it entered contract in July 2025, but high enough for the week's top sponsor sale and sixth-highest sale overall.

The buyer, listed as an LLC, will enjoy access to residents-only amenities as well as the amenities, restaurants, and services of Faena New York in the East Tower. The two-towered development by Bjarke Ingels Group also includes a landscaped public plaza below the High Line on Tenth Avenue that was home to Faena New York's first site-specific art installation last week.
