The week ending October 4, 2025 included the Yom Kippur holiday, which could have accounted for a week-over-week decline in the number of sales recorded. The aggregate dollar amount dipped during this time as well, but perhaps this was inevitable with fewer sales over $10 million being recorded during this time.
The past week was a solid one for Upper West Side condominiums. Early last week, Penthouse #2A at One Riverside Park was recorded for nearly $18 million. Public records show that the seller has taken a loss, having bought it from the sponsor for $19.7 million in December 2016, but it was still high enough for the top sale of the week. The listing notes that Emmy-nominated actress Kerry Washington once rented the penthouse, but both the buyer and seller conducted the transaction through LLCs.

Also on the Upper West Side, Penthouse #1 at The Astor, the condo conversion of a prewar complex developed by William Waldorf Astor, closed for $10.75 million. This is nearly $2 million below the ask when it entered contract in June 2025, but was still high enough for the third-highest sale of the week.
This sale was recorded about five months after that of the first recorded penthouse closing in The Astor, and marks the final penthouse sale in the building. The third was snapped up in an off-market deal before sales officially launched. All three penthouses were newly constructed amidst The Astor's condo conversion, and open to expansive private terraces overlooking historic Upper West Side views.
