
On the last full week of April 2025, the number of sales recorded held relatively steady week-over-week. The aggregate total dropped, though this is likely related to fewer uber-luxury sales recorded during this time. It also saw a wider variety of neighborhoods and buildings among Manhattan's top sales, with twelve of the top twenty sales located in Downtown neighborhoods.

Leading the charge was the penthouse at 1 Great Jones Alley, which sold for $24,000,000 in what appears to have been an off-market deal. Both parties conducted the transaction using LLCs, but the New York Post identified the seller as investor Marc Leder. He makes a profit on the duplex penthouse, having bought it from the sponsor for $20,950,494 in August 2018, and appears to have held onto a full-floor unit below that he also owns. The buyer used an LLC to make the purchase.
Availabilities at the 14-unit 1 Great Jones Alley are few and far between, and such is also the case of the home of the week's second-highest Downtown sale: The Whitman Mansion in NoMad comprises only four full-floor units, and Residence #2 sold for $12,500,000 in the fifth-highest sale overall of the week. The seller, identified through a trust, has taken a small loss on the four-bedroom condo, having bought it for $13,500,000 from NASCAR champion Jeff Gordon in 2023. The buyer, too, was identified only through a trust.

Further uptown at The Astor, Penthouse #2 closed for $13,200,000. While under the $13,950,000 ask when it entered contract in March 2025, this was still good enough for the second-highest sale of the week, and the highest recorded in the building to date. The duplex penthouse measure over 4,800 interior square feet and boasts a total of 1,702 square feet of private outdoor space across two private terraces, one off the Great Room and one off the primary suite.
Elsewhere on the Upper West Side, a total of $27,554,627 across three sales was recorded at 50 West 66th Street. These included Residence #8D, which closed for $12,541,102 in the fourth-highest sale of the week. All units are located in the House portion of the Upper West Side's tallest building and feature expansive floor plans, high ceilings, oversized windows, custom kitchens by Smallbone of Devizes, and super-private, super-luxe primary suites.
Additionally, a short distance from 50 West 66th Street, the half-floor Residence #7A at 200 Amsterdam Avenue sold for $7,600,500, the tenth-highest price of the week. This sale brings the Upper West Side's second-tallest building closer to sellout, and a small handful of remaining sponsor units includes a full-floor penthouse featured in both Succession and Babygirl.

Also of note, a total of $8,774,869 across three sales was recorded at Waldorf Astoria Residences New York. All three studio to one-bedroom units feature interiors by Jean-Louis Denoit, integrated Concierge Closets at the entrance, new sound-attenuated windows, cerused white oak herringbone floors, kitchens with fully integrated Gaggenau appliances, and marble-clad primary baths with radiant heated floors and custom fixtures.
In addition to a series of residents-only amenities, the unidentified buyers will enjoy access to the iconic hotel's staff, services, and amenities as well. The sales were recorded at a time when the hotel has begun to accept reservations starting in September 2025.
