Meredith Vieira's Eldorado penthouse is NYC's biggest co-op deal; Hotel residences draw luxury buyers

From October 12-18, 2026, 197 residential contracts were signed in Manhattan. This time period included a federal holiday on Monday, October 12, which could have caused the number of contracts signed to dip slightly week over week. However, the aggregate dollar volume rose 15 percent in the same time frame, helped along by the signing of several luxury apartment and townhouse contracts.
Another notable week-over-week change was the amount of time it took homes to find buyers. Listings spent an average of just over three months on the market, the lowest in 15 weeks and down from 102 days this time last year. This is likely due to an influx of new inventory, including newly launched buildings, hitting the market following the Labor Day holiday in September.

$17M condo at 551W21 leads NYC deals

The week's highest-priced contract was for Residence #17A at 551W21, which was asking $17 million. The four-bedroom, 4.5-bath, 4,271-square-foot condo is reached via direct private elevator access and enjoys direct Hudson River views from the corner living room, the windowed kitchen and its dining nook, and both the primary bedroom and its en suite five-fixture bath. Two secondary bedrooms face Manhattan skyline views. The buyer has not been identified, and public records show that the LLC-listed seller bought it for just over $13 million in July 2021.

Completed in 2015, the Foster + Partners-designed 551W21 was part of a wave of high-end, high-concept residential designs in West Chelsea to make the most of views of the High Line, the Hudson River, and the Manhattan skyline. The latest entrant, 550 West 21st Street, is located across the street from 551W21. The buildings are around the same height and both accessed via port-cochere. Many apartments at 550 West 20th Street will have private loggias and terraces, and building amenities will include a fitness center and indoor pool.
It is not impossible to imagine the buildings competing for the same class of uber-luxury buyers. But in the immediate term, 551W21 has the advantage of being open for immediate move-ins. Construction topped out on 550 West 21st Street earlier this summer, and completion is not anticipated until next year.

Condos with hotel services prove popular among luxury buyers

The second full week of October 2026 was marked by several deals in condos with hotel services popular among pied-a-terre buyers. The week's top sponsor contract was signed at Waldorf Astoria Residences New York, where Residence #2329 entered contract with an asking price of $16.5 million, the week's top sponsor contract and second-highest overall. It was trailed closely by Residence #50C at One57, located several stories above a Park Hyatt luxury hotel and asking $14.95 million. Also of note, luxury contracts were signed at One Central Park West (the residential component of Trump International Hotel) and The Plaza.

While the buyers of these apartments will be subject to the pied-a-terre tax, they will also have access to services and amenities that will make their time in New York as pleasant and convenient as possible. Like all owners at Waldorf Astoria Residences New York, Residence #2329's buyer has the option to buy it fully furnished with curated pieces from B&B Italia. Owners of certain units at One Central Park West can rent their apartments out with the help of the hotel when they're not using them. All the buyers will have access to the hotels' concierges, restaurants, and amenities like gyms, indoor lap pools, and spas in addition to an array of residents-only amenities.

The contract at The Plaza was signed the same week the historic hotel announced plans to close in 2027 for a full exterior renovation. While this will affect the hotel's guest rooms, event spaces, and restaurants, including the Palm Court, the somewhat recent condo component (created in 2008) is not likely to be affected. A spokesperson points out that condo residents enter via a separate entrance on Central Park South (compared to the hotel's iconic Fifth Avenue entrance), and that they have a different lobby and different elevators.

Meredith Vieira's penthouse at The Eldorado enters contract $3.25M below initial ask

300 Central Park West, Central Park West co-op The Eldorado (Compass)
The week's top co-op contract was signed at The Eldorado, Emery Roth's two-towered apartment house at 300 Central Park West completed in 1931 and designated a New York City landmark in 1985. But while Penthouse #19J's asking price of $9.25 million was high enough for the week's sixth-highest overall, it is $3.25 million less than the seller, journalist/former Today anchor Meredith Vieira initially sought when she listed it for $12.5 million in October 2025. Indeed, if it closes for this ask, she will ultimately take a loss on it when accounting for inflation, having bought it with her late husband, journalist/author Richard Cohen, for nearly $9 million in December 2014.

"I needed the apartment to have high ceilings and to have a lot of light; I needed it to be one level; and I needed it to have outdoor space" - Meredith Vieira on her penthouse at The Eldorado

Ms. Vieira told The New York Times that she and Mr. Cohen used the penthouse as a pied-a-terre, hosting many parties and family events there, but didn't use it as much as she would have liked. She spent even less time there following Mr. Cohen's death in December 2024, and put it on the market several months later. However, given her work hosting game show 25 Words or Less (which recently moved filming to Jersey City) and as a guest anchor on Today, she hasn't ruled out the possibility of buying in Manhattan again.

Hudson Square houses lead townhouse deals

Last week's two highest-priced townhouse contracts were for houses located in the Charlton-King-Vandam Historic District, a part of Downtown Manhattan now best known as Hudson Square. 21 1/2 King Street, a Greek Revival townhouse dating back to the early 19th century, entered contract with a $9.5 million ask, the week's fifth-highest overall, following a gut renovation that included a five-stop elevator, a chef's kitchen with center island, a full-floor primary suite, and a private roof terrace with hot tub and skyline views. About two blocks away, the Federal-style townhouse at 25 Vandam Street, which was recently renovated to combine restored period details with updated infrastructure, entered contract asking nearly $8 million, the week's tenth-highest asking price. Additionally, 201 West Houston Street, a brick townhouse located just outside the historic district, entered contract asking $6 million.
One Grand, Hudson Square office Rendering of One Grand (Taconic Investment Partners)
Centuries after the houses were built on land once owned by Aaron Burr, Hudson Square has evolved from a printing district to one defined by technology firms' headquarters. Google and Disney's office leases were instrumental in putting Hudson Square on the map for many, and office activity shows no sign of slowing down. In January 2026, PayPal signed a lease for 261,000 square feet at 345 Hudson Street/555 Greenwich Street. About six months later, technology firm Anthropic signed a deal to lease all of 330 Hudson Street. Many of these are located in older buildings, but the forthcoming One Grand touts itself as an opportunity for tenants to create their own environments in "the neighborhood's only new, purpose-built space," as Taconic President/COO Colleen Wenke described it to the New York Post.
School Street Hudson Square Ceremonial
Beyond the offices, Hudson Square's proximity to Tribeca, Soho, and the West Village make it attractive to luxury buyers, but the neighborhood is becoming a live-work-play destination in its own right. Humm, Eleven Madison Park co-founder Daniel Humm's eponymous restaurant, recently opened to rave reviews at 435 Hudson Street (on the corner of Leroy Street). Michelin-starred Brooklyn restaurant Chez Ma Tante signed a lease for a Manhattan outpost at 555 Greenwich Street in December 2025, and both restaurants take their place in a robust dining scene. Those who'd prefer to cook at home can visit a Trader Joe's outpost just off Sixth Avenue on Spring Street.

A new Chelsea Piers fitness center is opening in a former industrial building at 225 West Houston Street later this year. Additionally, the city's first permanently gated "School Street," a permanent swing-arm gate that blocks vehicles during the school day, opened outside of P.S. M721 and City-As high school on Clarkson and Varick Streets earlier this month. Luxury condos like 80 Clarkson Street, 565 Broome Soho, and 570 Broome Street, have taken shape in recent years, and the next major residential project planned for the area is 68 King Street, a new condominium developed by Avdoo & Partners.

Paragon leads new development condos by number of contracts signed; 520 Fifth Avenue sells out

While only one sponsor condo was among the ten highest-priced deals of the week, several new construction condos saw multiple contracts signed. The top performer was Paragon, the combination of the historic Paragon Paint Factory and a new construction tower on the Long Island City waterfront. Like all apartments in the building, these studio to two-bedroom condos feature high ceilings, oversized windows, wide-plank hardwood floors, sleek kitchens with high-end appliances including induction cooktops, Nest learning thermostats, and in-unit laundry. Listings went live in mid-September, and current availabilities range from a studio for $765K to a three-bedroom for $2.455 million.
Elsewhere in Long Island City, two contracts were signed at Radiant, an ODA-designed condominium with curved corners and many private balconies now open for immediate occupancy. Multiple contracts were also signed at The Willow in Gramercy, The Strathmore on the Upper East Side, and Claremont Hall in Morningside Heights.
Last week's new development contracts also included Residence #44A at 520 Fifth Avenue, which was asking $5.95 million. This three-bedroom condo represents the final sponsor availability at 520 Fifth Avenue, a 1,001-foot tall tower distinguished by its oversized arched windows with apartments located on top of private club Moss and several floors of office space.
