The second full week of March 2025 saw a surge in high-priced contracts across Manhattan, totaling nearly $650 million in residential deals—the highest weekly dollar volume in over a year. Leading the pack were homes in the city's tallest towers, most exclusive co-ops, and most luxurious penthouses and townhouses.

The top contract of the week took place at 838 Fifth Avenue, which was originally constructed as an office building for the Union of American Hebrew Congregations and was converted to condos at the turn of the 21st century. Most recently, Residence #6 entered contract with a $24,500,000 asking price that includes the full-floor apartment, two wine cellars, two private storage rooms, and a separate studio apartment on the lobby level that can be used as staff or guest quarters.
The Real Deal identified the sellers as Allen Simon, inventor of the Wee Wee Pad, and his wife, Cynthia Simon. They initially listed the apartment for $42 million in summer 2018 with the wine cellars and storage rooms, and it has been on and off the market ever since. The couple bought the apartment from the sponsor for $10,818,000 in 2000.

One week after a Tower Residence at 111 West 57th Street had New York's top contract, the super-skinny supertall logged $41,250,000 across two deals. Residence #70 had the week's second-highest overall with an asking price of $20,750,000. One floor below, Residence #69 was not far behind with a $20,500,000 ask.
Both full-floor units feature formal entrance galleries, dramatic views of Central Park in the Great Rooms, north-facing chef's kitchens, and super-luxe primary suites with large dressing rooms and spa-like baths with polished nickel bathtubs. A duplex combination might not have been impossible, but it has been confirmed that two separate buyers signed the contracts.
While the apartments at 111 West 57th Street held their high-ranking spots by a comfortable margin, both prices represent reductions of nearly $10 million. Residence #70 was listed for $30.5 million when the building started marketing off floor plans, and Residence #69 was listed for $30.25 million during this time.

Public records show that the buyer, who bought it from the sponsor with an LLC, will take a loss, having paid $20,368,500 in May 2014. It must be noted that this only takes the sticker price into account and not a meticulous renovation that included, but was not limited to, smart home infrastructure, museum-quality art lighting, custom closets in all the bedrooms, and a custom folding table in the in-unit laundry room.

The buyers will be able to move in immediately and enjoy access to amenities like a 12th-floor dog run and upper-level Cloud Club with fitness center, dining room, and fireplace lounge enhanced by 360-degree city views. These deals bring the building to 65% sold, and remaining availabilities range from $1.4 million for a one-bedroom to $9.75 million for a four-bedroom penthouse with private loggia.
