Overview of Hillman Coop at 500 Grand Street

Hillman Coop is a postwar co-op building at 500 Grand Street in the Lower East Side, completed around 1947-1949. The 12 story complex contains 268 units with entry on Willett Street. Built as part of the cooperative housing movement, the building retains many of its original architectural details, including cross pattern parquet strip floors, beamed ceilings ranging from 8'7" to 9'6", and signature rounded archways. Apartments feature windowed kitchens and bathrooms, with layouts ranging from studios to three bedrooms. Top floor units on the 11th and 12th floors offer extra large layouts not found on lower floors, and many apartments provide views of either the building's private gated park or the midtown Manhattan skyline.

The building offers an extensive amenity package including two private gated parks with playgrounds, indoor parking at $225 per month and up (waitlisted), bike storage (waitlisted), a 24 hour fitness center, 24 hour modern laundry facilities, a children's playroom, community garden, and on-site management and maintenance staff. Additional services include composting, electronics recycling, and clothing donation. Washers and dryers are permitted in units with management approval.

The co-op allows dogs up to 35 pounds subject to registration and approval, and permits co-purchase, pied-Ă -terre ownership, and gifting. Subleasing is allowed after two years of ownership. The location provides convenient access to the F, J, M, and Z trains at Delancey/Essex Streets, the F train at East Broadway, and multiple bus lines including the M14A, M14D, M21, and M22. The building sits within walking distance of Essex Crossing's Trader Joe's, Target, Regal Cinema, and Essex Market, with a CVS at the corner of the building.

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
