Intimate 13-unit boutique cooperative in a historic townhouse with Andy Warhol connections Prime Lower East Side location near Essex Crossing retail and Delancey Street transit hub
118 Suffolk Street is a six story, 13 unit pre war co op in the Lower East Side, with the scale and proportions of a converted townhouse. Its most distinctive residential feature is private outdoor space: duplex homes include both patios and roof decks, alongside the building’s range of studios and multi level layouts.
The apartments retain pre war details such as exposed brick and hardwood floors, while many have renovated kitchens, updated bathrooms, and in unit washer and dryers. Duplexes are a recurring format, with living areas and sleeping or secondary spaces arranged across two levels; some homes also have rear exposures, treetop outlooks, or western light.
The co op is professionally managed, with a superintendent and porter, and its common areas, entry, halls, and stairwells have been refreshed. Cats are permitted, while dogs are considered with board approval. After two years of residency, shareholders may sublet for three out of five years, subject to board approval.
118 Suffolk Street occupies a tree lined block near the Lower East Side’s restaurants, cafes, boutiques, and an independent bookstore. The Delancey Street Essex Street station, one block away, serves the F, J, M, and Z trains.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
