Spring selling season is off to a sluggish start in much of the United States, but New York City's sales market has held relatively steady year-over-year. However, it may not be totally immune to market vicissitudes; CityReal sales data found that Manhattan prices are starting to cool. It is against this backdrop that approximately 300 condos, co-ops, condops, and townhouses in core New York City areas that experienced price reductions from April 29 - May 5, 2025.
These included a massive spread at The Dakota, one of New York City's most famous and prestigious cooperatives. Residence #84 was initially listed for $39,000,000 in March 2016, but went off the market less than a year later. It was relisted in September 2024, and the most recent price reduction brings it down to $17,500,000.

The Dakota is well known for its discerning board and celebrity residents, but that is not enough privacy for some high-profile figures. A case in point is Katharine Hepburn - the Academy Award-winning actress kept a townhouse in the Turtle Bay Gardens enclave as her New York City residence until her death in 2003 (h/t Crain's New York Business). Nearly 100 years after she purchased it, the current owner put it on the market for $7,200,000 in May 2024. However, its illustrious history and serene location have not moved buyers, and a price cut brings it down to $6,925,000.

As an aside, the price reduction at Ms. Hepburn's house comes amidst a veritable changing of the guard in Turtle Bay Gardens. Directly next door to Ms. Hepburn, a townhouse owned by acclaimed composer Stephen Sondheim until his death sold for an even $7,000,000 in November 2023. More recently, in late February 2025, a townhouse once owned by Bob Dylan entered contract with a $7,250,000 ask.

A similar changing of the guard may be playing out along East End Avenue. Roughly around the time former Good Morning America host Charles Gibson and his wife, former Spence School headmistress Arlene Gibson, offloaded their East End Avenue penthouse (h/t Crain's New York Business), four apartments on the avenue experienced price reductions. This stretch described as "the suburb of the Upper East Side" is home to white-glove cooperatives and amenity-rich condominiums alike, but the avenues to the west have seen an influx of new development condos and rentals with more convenient access to schools, retail, restaurants, and the Second Avenue subway that made the area more accessible.
