During the last full week of September 2025, the number of residential sales recorded in Manhattan spiked week-over-week, and several uber-luxury sales (six over $10 million) drove up the aggregate dollar volume during this time period. Resales in highly coveted buildings proved especially popular during this time, accounting for seven of the ten highest-priced sales of the week.
Early last week, the city recorded the $37.5 million sale of cosmetics executive William Lauder's apartment at the J.E.R. Carpenter-designed 998 Fifth Avenue in an off-market deal. Not only was Residence #6W the most expensive sale of the week, coming in at nearly twice the price of the next-highest sale, but it is one of the highest-priced co-op sales recorded in 2025.

The sale was recorded eight years after Mr. Lauder purchased it for $23.5 million in August 2017. The New York Post notes that this is part of a larger downsizing. Mr. Lauder also seeks to offload an apartment at 778 Park Avenue that is currently on the market for $25 million.

Several blocks south at The Palacio, another Carpenter design on Park Avenue, Residence #14 closed for $18 million, slightly under the $19.75 million ask when it entered contract in May 2025. But not only was this good enough for the third-highest sale of the past week, it was also more than double the $7.5 million it was purchased for in May 2019.

The week's top condo sale and second-highest overall took place on one of the uppermost floors of 200 Amsterdam. Residence #42A sold for $19.6 million, slightly under the $21 million ask when it entered contract in July 2025. The floor-through four-bedroom looks out on panoramic views of the Manhattan skyline and the Hudson River, and interiors boast a living room with fireplace, a windowed eat-in kitchen, and a corner primary suite with couples' closets, a private wet bar, and super-luxe en suite bath.

This closing brings the Upper West Side's second-tallest building to 97% sold. Not only does the building boast a robust wellness and social amenities package, but it makes the most of its proximity to Lincoln Center with a one-year membership for buyers. Remaining sponsor availabilities include a penthouse seen onscreen in Succession and Babygirl.

A short distance from 200 Amsterdam, a nearly $18 million penthouse sale was recorded at One Riverside Park on Monday, September 29, too late to be included in last week's data but likely to rank among next week's top sales. The listing notes that Emmy-nominated actress Kerry Washington once rented the penthouse, which was initially listed for $27.5 million in May 2021. It has been on and off the market at gradually lower price points since then, and public records show that the LLC-identified seller ultimately took a loss, having bought it from the sponsor for $19.7 million in December 2016.

When it opened in the mid-2010s, One Riverside Park was part of a wave of new development that brought glassy, full-service buildings with spectacular Hudson River views to the Far West Side waterfront. In recent years, though, newer developments like the Waterline Square complex, the aforementioned 200 Amsterdam, and 50 West 66th Street have stolen some of these older buildings' thunder. Indeed, Residence #17E at 50 West 66th Street had last week's tenth-highest closing at nearly $8.9 million.

In addition to being the top condo sale, the unit at 200 Amsterdam was the top new development sale of the past week. It was trailed by Penthouse B at VU New York, which closed for nearly $9.2 million in the week's second-highest new development sale and eighth-highest sale overall. While slightly below the ask when it entered contract in July 2025, it is nevertheless the largest sale recorded in this new development at the nexus of Gramercy and Kips Bay and brings the building to 96% sold. Current availabilities range from a studio for $975K to a three-bedroom penthouse for $9.4 million.
Also of note, shortly after the first closing came in, a total of $17.6 million across five sales was recorded at 181 MacDougal Street. The boutique building is located one block north of Washington Square Park in the heart of the Greenwich Village Historic District, but its hand-laid brick facade by Morris Adjmi Architects makes a context-sensitive addition to the neighborhood. The building is nearly 70% sold, and remaining availabilities range from a two-bedroom for $3.2 million to a three-bedroom penthouse with private terrace for $11.75 million.
