Hudson Yards has garnered attention for turning an abandoned railyard into a glittering new development, but Riverside South showed it could be done with the luxury condominiums across the street from the southernmost section of Riverside Park. It started with a parcel of buildings branded by former president Donald Trump (whose name has since been removed). Later, other developers and designers got in on the action, with some looking further north to Morningside Heights as they create condominiums designed to make the most of views of the Hudson River, Riverside Park, and the Midtown skyline.

However, these buildings' towering heights and architecturally adventurous designs created a skyline in their own right. They are located far enough from main strips to offer waterfront oases near Riverside Park, where recent upgrades to the Riverside Park South section include repaired entry points, new athletic fields, infrastructure updates, and new pickleball courts. Additional features of the park as a whole include the 900-foot-long Pier I with its namesake cafe at its foot, basketball and handball courts, volleyball courts, baseball/soccer fields, a dog run, and a playground.
Most recently, the New York City Public Design Commission unanimously approved a new, climate-resilient dockhouse for the West 79th Street Boat Basin in late August 2025. Conceived as part of Robert Moses' West Side Improvement Project and completed in 1937, the marina has become a key part of New York's maritime culture. But it sustained significant damage during Superstorm Sandy and eventually closed in 2021 for a $90 million overhaul in collaboration with FEMA. The new dockhouse by the Brooklyn-based Architecture Research Office (ARO) is targeting LEED Silver certification and features large corner windows, an angled floor plan, and a green roof.
While somewhat far from the Upper West Side's main dining and shopping strips, these condominiums' abundant residential amenities and services provide seemingly everything a buyer could need or want under one roof. Indeed, when Grammy Award-winning music executive Clive Davis listed an apartment he owns at The Rushmore for $6,295,000 in 2023, he told Robb Report that his daughter's family occupied the apartment and loved the building's services. These include a full-time doorman, concierge service, a state-of-the-art fitness center with indoor pool, and shuttle service to public transportation.

Mr. Davis is not the only bold-faced name linked to the westernmost section of the Upper West Side -- a penthouse at One Riverside Park once rented by actress Kerry Washington hit the market in early 2023 -- and other, less high-profile luxury buyers have also taken notice. A penthouse at Claremont Hall set a new price record in January 2023, and a penthouse at Waterline Square closed for $25.5 million in May 2023. Harry's Table by Cipriani, the hospitality group's first-ever food hall, is located in the base of the building. Closings have recently commenced at Claremont Hall, which unseated Vandewater (see below) as the tallest building in Morningside Heights. The design pays tribute to the Gothic architecture of the Union Theological Seminary campus surrounding it, and the condos start on top of the classrooms, academic offices, and designated faculty apartments to make the most of Hudson River views.
