When Penthouse A at One Waterline Square entered contract with a $27 million asking price in January 2023, it was the highest-priced contract in the entire three-building Waterline Square complex. It ultimately closed for $25,518,750, or slightly below ask, but that was nevertheless good enough for the highest sale of the past week by far. The buyer was identified only through an LLC.
The top downtown sale and second-highest overall took place at 161 Hudson Street, which was constructed as a warehouse in 1930 and converted to a boutique condominium in 2004. The sale of a penthouse near the top of the building was recorded at $15,625,947, or just above the last ask. The buyer and seller were identified only through trusts, but comedian Jon Stewart sold the penthouse for $17.5 million in 2014.
Also downtown, a high-floor unit at Madison House, NoMad's tallest residential tower to date, had the fourth-highest sale with a closing price of $10,400,000. Leonard Inzirillo, Madison House's director of sales at Douglas Elliman, said in a statement, "Buyers are drawn to Madison House for its high quality design, extraordinary panoramic views of Manhattan and its central location in NoMad, one of New York City's most in-demand neighborhoods. Recognizing the limited inventory left at Madison House, buyers are moving quickly to secure their new home at the building."
