One Waterline Square, #PHA, top Manhattan contract for week ending January 29, 2023 (The Corcoran Group) One Waterline Square, #PHA, top Manhattan contract for week ending January 29, 2023 (The Corcoran Group)
While only one Manhattan unit priced above $10 million entered contract from January 23-29, 2023, this particular unit made quite a statement: Not only was #PHA at One Waterline Square the highest-priced contract by far with a $27,000,000 ask, but Olshan Realty's market report notes that it was the highest-priced contract in the entire Waterline Square complex. The unidentified buyer will enjoy access to over 6,500 square feet of living space, a massive private cabana off the living/dining room, private amenities in this building, over 100,000 square feet of fitness and leisure amenities at The Waterline Club, and a 20-year tax abatement.
Beyond the glittering new towers of Waterline Square, it is clear that the prestige of the Upper East Side's prewar cooperatives has not yet worn off: Such buildings accounted for four of the five highest contracts of the past week. The top co-op contract and second-highest overall was for an apartment at the top of 930 Fifth Avenue that was asking $9,250,000. The Emery Roth-designed building dates back to 1940, and the prewar history comes through in the apartment's grand proportions and wood-burning fireplace. However, it has undergone a full gut renovation with smart home automation throughout, built-in heaters on the private terraces, top-of-the-line appliances in the kitchen, and a luxurious primary suite.
