From January 16-22, 2023, the top contract by far was for a full-floor condo near the top of Central Park Tower, the tallest residential building in the Western Hemisphere, which was asking $63,500,000. The buyer was not identified, but Olshan Realty's market report flagged the five-bedroom, five and a half-bath, 7,074-square-foot condo as a sponsor unit.
But for all the glitz of amenity-rich new supertalls, the Old World elegance of the Upper East Side has not been forgotten. Case in point: The second-highest contract took place at 944 Fifth Avenue, an Italian Renaissance-style building dating back to 1925 and containing only 14 full-floor apartments. Residence #9 entered contract with an asking price of $24,500,000. Neither the buyer nor seller has been identified, but the contract comes a few short weeks after the sale of art dealer Robert Mnuchin's apartment in the building was recorded.

Further uptown, a penthouse at Claremont Hall, the Robert A.M. Stern-designed condominium in the heart of the Union Theological Seminary campus, entered contract with an asking price of $10,250,000, which set a new record for Morningside Heights. This full-floor home is the only unit in the building with its own private elevator entrance, and additional perks include a gas fireplace, triple exposures, a 26-foot private terrace, a wet bar, and a corner primary suite with dual walk-in closets (one of which is windowed) and luxurious bath.
