From April 15-21, 2026, nearly 300 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions.
The price cuts took place ahead of Earth Day, and at a time when work is underway on construction of the first phase of the new Port Authority Bus Terminal. Public transportation is environmentally friendly to begin with, and Foster + Partners' design of the new terminal is aiming for net-zero emissions and LEED certification. It will be built with clean construction methods, and the finished product will feature heat recovery and reuse technology, on-site renewable energy, zoned heating and cooling, and the ability to accommodate all-electric bus fleets.

Construction of the new terminal is being done in three phases, with the first calling for new deck-overs built over the below-grade portions of Dyer Avenue and the Lincoln Tunnel Expressway. This also includes a new five-story staging and storage facility for buses, which will reduce the number of buses parked and idling on city streets, and new ramps to connect directly to and from the Lincoln Tunnel. The staging and storage facility will serve as a temporary terminal while the existing terminal is razed and rebuilt, and the deck-overs will be converted to more than three acres of public open space. Completion of this phase is estimated for 2028, and completion of the entire terminal is estimated for 2032.

In the long term, the new bus terminal will make for a more pleasant and streamlined experience for commuters. The local community will benefit from less traffic congestion, new retail, and the aforementioned public open space. Additionally, from an aesthetic standpoint, it will also serve as a pleasing replacement for what former Port Authority Executive Director Rick Cotton called "the worst infrastructure eyesore in the nation." But in the immediate term, the noise and street congestion of construction have affected the everyday life of nearby residents.
It is against this backdrop that three apartments at The Orion experienced price reductions last week. This 58-story condominium was part of an early Hell's Kitchen residential renaissance, and residents enjoy open city views from floor-to-ceiling windows. Amenities include 24-hour doorman and concierge service, a fitness center with lap pool and Jacuzzi, a business center, a billiards room, a lounge, and three landscaped sun decks. It is in a central location near the Theater District, Hudson Yards offices and retail, and Hell's Kitchen dining and nightlife. However, it is also located in close proximity to the construction site.
