While June 2025 got off to a robust start in terms of Manhattan contracts signed, the past few weeks have seen dips in deals. The month has been marked by political and economic turmoil, and CityRealty data shows that June 2025 could be on track to a two-month low if things continue at this rate.
But New York City real estate is traditionally considered a safe investment, and a number of high-priced contracts were signed on the third full week of June 2025. These included eight townhouses among the twenty highest-priced contracts of the week.

The top contract of the week was for 11 West 12th Street, which was asking $27,000,000. It is also known as "the Forbes townhouse" in honor of longtime owner Malcolm S. Forbes, the magazine's former chairman and editor-in-chief.

Additional features include soaring ceilings, private balconies, a top-of-the-line kitchen, a top-floor home gym, and a total of 1,180 square feet of outdoor space across three levels. When it was listed this June following her death last year, The New York Times reported that Ms. Gladstone had paid $6,300,000 for it in 2011.

Coincidentally, Ms. Gladstone's townhouse was not the only art dealer's home to rank among the top contracts of the week. In 1960, over a century after 110 West 13th Street was built for attorney John Lawrence (not to be confused with Revolutionary War hero/Hamilton principal John Laurens), architect Harold Edelman renovated it for art dealer Howard Wise (h/t Brownstoner). Most recently, it has entered contract with an asking price of $9,750,000, the sixth-highest of the week.
Public records indicate that the sellers bought the house from Mr. Wise's widow for $5,700,000 in January 2011. It has been on and off the market since June 2016, when it was initially listed for $12,950,000.

The week's highest-priced apartment contract was for Residence #90W at Central Park Tower, which was asking $16,500,000. While this was good enough for the second-highest contract overall of the week, it represents a reduction from $18,807,000 when the world's tallest residential building started marketing off floor plans in 2016. The half-floor three-bedroom home boasts triple exposures, a well-designed floor plan, a premium kitchen, and a corner primary suite.
The top co-op contract of the week took place at 730 Park Avenue, a prewar cooperative on the corner of Park Avenue and East 71st Street. The four-bedroom Residence #9C entered contract with an asking price of $8,500,000, the ninth-highest overall of the week.
The contract was signed shortly after actress Jordana Brewster's purchase of a fashion executive's unit two stories down was recorded by the city. Residence #9C's sellers have not been identified, but public records show that they will take a loss if the apartment goes for this price, having bought it for $10,500,000 in July 2006.

Manhattan luxury buyers were not the only ones who expressed a preference for townhouses. This building type accounted for the three highest-priced Brooklyn contracts of the week, with 162 Dean Street leading the charge with a $4,995,000 ask. The two-family townhouse dates back to 1852 and has many original architectural details intact, but has been beautifully maintained and updated with features like a new central air conditioning system and a ceramic tub from the Plaza Hotel in the primary bath. Another wonderful perk is its address on a Boerum Hill block near Fort Greene Park, Flatbush Avenue retail, popular Cobble Hill dining, and the Barclays Center-Atlantic Avenue transportation hub.
Also of note, it was a good week for new development penthouses in Gramercy. Penthouse D at The Willow, Naftali Group's forthcoming project on the corner of East 23rd Street and Third Avenue, entered contract with a $4,500,000 ask. A few blocks north at Hendrix House, Penthouse A entered contract with a $3,450,000 asking price. Both penthouses benefit from private outdoor space, well-appointed interiors, access to an array of wellness and social amenities in their buildings, and central addresses near local parks, popular restaurants, gourmet supermarkets, and several transportation options.
