From October 13-19, 2025, the number of Manhattan residential real estate contracts signed held relatively steady, dipping only slightly week over week. However, several high-priced contracts drove up the aggregate dollar amount during this time.

The week's top contract was for 18 East 71st Street, a limestone mansion by John Duncan, architect of Grant's Tomb. It is also known as "the Luyster Mansion," but was most recently owned by disgraced entertainer Bill Cosby. Mr. Cosby bought the house for $6.2 million in 1987; years later, the lender initiated foreclosure proceedings in June 2024.
When the New York Post reported the contract, it observed that the house is on the same block as one formerly owned by Jeffrey Epstein. Another Upper East Side townhouse linked to Mr. Cosby, this one located at 243 East 61st Street, remains on the market for $6.75 million, reflective of a price reduction earlier this year.

The week's top apartment contract was signed at prestigious cooperative 895 Park Avenue. Penthouse #16/17/18A, a triplex penthouse with five bedrooms, six full bathrooms, two powder rooms, and three private terraces, was asking $21.5 million in the top co-op contract and second-highest overall. Olshan Realty notes that the seller paid $15 million for it in 2009 and started a two-year renovation in 2010.
The week's top condo sale took place at Beckford Tower, the taller of the two buildings in the Beckford House and Tower complex that transformed Second Avenue from East 80th to 81st Street. Residence #25B, a high-floor five-bedroom, was asking $12.75 million in the week's fourth-highest contract overall.

The week's top Downtown contract took place at The Grand Madison, the condo conversion of the Brunswick Hotel in NoMad. Penthouse S entered contract with a $9.75 million ask, the sixth-highest of the week. The four-bedroom penthouse directly overlooks Madison Square Park through arched windows and is topped with two private roof terraces.

The week's top new development contract was signed at The Cortland in West Chelsea. Penthouse #16BE, a three-bedroom with views of the Empire State Building, was asking $8.5 million in the week's ninth-highest contract overall. The contract brings the Robert A.M. Stern-designed red brick building to nearly 90% sold. Current availabilities range from a one-bedroom for $2.5 million to a five-bedroom with private terrace for $25 million.
For the second time this fall, Long Island City condominium Radiant was New York City's best-performing new development in terms of the number of contracts signed. A total of $8.08 million across eight contracts was signed in the building. The design by ODA Architecture presents a modern appearance at street level and allows for abundant natural light and unique floor plans for the apartments inside. Remaining availabilities range from a studio for $695K to a three-bedroom for $2.55 million.
However, Central Park West condominium Fifteen saw the largest dollar amount of contracts signed. A total of $11.35 million was signed across two contracts for floor-through apartments on the uppermost levels of the building. Both apartments have three bedrooms, three full baths, and private balconies off the living/dining rooms. They also have asking prices reflective of deep price reductions.
The deals bring the boutique condominium just outside the Central Park West Historic District to over 75% sold, and remaining availabilities range from a three-bedroom for $5.95 million to a five-bedroom penthouse for $12.5 million.

Beyond these buildings, several new development condos reported multiple contracts signed. Three contracts were signed at Bloom on 45th in Hell's Kitchen and 155W68 on the Upper West Side. Two contracts were signed at The Village West in Greenwich Village, Waldorf Astoria Residences New York in Midtown, The Slope on Fifth in Park Slope, and Kensington Manor in Kensington.
