From July 1-7, 2025, fewer than 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. These included 19 Cranberry Street in Brooklyn Heights, whose exteriors were famously used as the Castorini family home in Academy Award-winning film Moonstruck. More recently, it was purchased by actress/writer Amy Schumer.

Former owner Edwards Rullman was the chairman of the Historic Preservation Committee of the Brooklyn Heights Association, and a key figure in the neighborhood's designation as New York City's first historic district. Ms. Schumer bought the house in June 2022, but listed it for $14 million less than three years later to move closer to her son's school in Manhattan. The price reduction brings it down to $12.75 million.
If the house goes for the reduced price, Ms. Schumer would roughly break even, having paid $12.5 million ($1.5 million over the last ask) for it. However, this doesn't account for a backyard renovation by Michael Van Valkenburgh, whose portfolio includes the nearby Brooklyn Bridge Park. He replaced the brick patio with turf and added a children's playset. 6sqft notes that the backyard can serve as a gated parking spot; additional features include a terrace overlooking the backyard, an eat-in kitchen, a full-floor primary suite, a basement-level home gym, and a custom wine cellar.

In Manhattan, disgraced comedian Bill Cosby adjusted the price of an Upper East Side townhouse purchased in his name but lived in by his late son Ennis Cosby. The four-story house in the Treadwell Farm Historic District was initially listed for just under $7 million in April 2025, but the reduction brings it down to $6.75 million. Mansion Global announced the reduction and noted that the Cosbys are facing foreclosure on the house following a lawsuit from their lender.

Also of note, four units had their prices reduced at Noble LIC, a new development boutique condominium in the Dutch Kills section of Long Island City. The building is nearly 80% sold since launching sales in spring 2024, and the price-reduced one- and two-bedroom units represent some of the last sponsor availabilities in the building. It is open for immediate occupancy.

All 46 studio to two-bedroom residences feature private outdoor space and are accessed via keyless entry. Interiors by Porcelanosa feature abundant natural light from oversized windows, wide plank Lutier Grey engineered hardwood floors, custom kitchens with porcelain slab waterfall countertops and Bertazzoni appliances, custom Porcelanosa primary baths with radiant heated floors, and Electrolux stackable washers and dryers.
