Price Cuts from $155K: Fifteen penthouse gets 16% haircut; Flurry of discounts in the Financial District

From September 9-15, 2025, about 400 sales listings experienced price reductions. These included several listings in the Financial District, which has been hailed as an office-to-residence success story. Indeed, the office conversions were instrumental in the Financial District's evolution from a business district to a 24/7 live-work-play area, and the area has seen an influx of new construction condos; CityRealty data shows an average condo price of $1,455 per square foot for the neighborhood. But between office-to-residence conversions and soaring new towers all over the city, it is up against stiff competition.

Additionally, on the Upper East Side, diplomat/financier Willard D. Straight and his wife, philanthropist Dorothy Payne Whitney, had 162 East 92nd Street built as a garage in 1915 (h/t Landmarks Preservation Commission). It was designed by Delano & Aldrich, the architects of their Fifth Avenue mansion, and was later converted to a single-family mansion itself. 162 East 92nd Street was listed for $19.5 million in April 2025, and the latest price reduction brings it down to $15 million. If it sells for this price, the seller will take a loss, having bought it for $15.4 million in August 2011 (per public records).
