The Spears Building at 525 West 22nd Street is a six story, 30 residence condominium converted by Savanna Partners in 1996 from an 1893 commercial building. Formerly used for manufacturing and furniture storage, it once had loading docks that transferred goods directly to boxcars on the rail line that became the High Line.

The mid-block façade has a half story limestone base, regular rows of large windows, visible shutter hinges, and two exposed rooftop water tanks. Apartments retain the building’s industrial structure through exposed brick, heavy timber beams and columns, wood plank ceilings, and ceiling heights generally ranging from 11 to 13 feet. Oversized windows, broad open living areas, wood burning fireplaces, and High Line views recur in the lofts.

Residence 3AF illustrates the scale made possible by combining the original lofts: the nearly 6,000 square foot home has two entrances and a 50 foot gallery connecting two large living wings. The building has a part time doorman, intercom, superintendent, storage and bike storage, along with a furnished, landscaped rooftop terrace overlooking the Hudson River.

The building’s eastern façade borders the High Line on a gallery lined West Chelsea block. Hudson River Park and Chelsea Piers are to the west, with Chelsea Market and Hudson Yards also close by. Notable residents have included Linda Evangelista, CNBC anchor Sara Eisen, and actor Keanu Reeves.
